In 2 years our company has done well into 50 deals, 95% fix and flips. Anchor reached out to fund a few deals, promising a great experience. I can not express to whoever reads this how piss poor this company operates. How they even are allowed to lend is unbelievable to me. It took over 60… days alone to close 3 deals with them. Before closing they changed terms from 90% financing to 80% financing. Email responses took days for simple questions. Now during our flips, it has taken over a month to get a repair draw sent after filling

This company is up to no good. They have full intent of wrapping borrowers into a scheme which leads them high and dry and often forced into bankruptcy. Anchor over promises and under delivers. They attempt to service their own loans and are not honest with their Jr lenders. The lawsuits against Anchor are mounting. Their Vice President, Lance Spencer, belittles women and treats them with no respect. I’ve been personally victimized by him challenging my intelligence and screaming at me on the phone on several occasions.

Horrible to deal with...sent information to over three times to Marx Burridge verified by emails and they could never find it. Prey on you on 3 month extensions. Then, when it was going to closing, put it in foreclosure so they could charge more...in the middle of a Pandemic. I have been working with Anchor for the last 9 years and have closed close to 100 fix and flip loans with them. Lance, Stephanie and the team are awesome to work with and have been there when we have needed them. I have closed deals as fast as two days with them.
They work really well with investors that know what they are doing. Like anything else in life, you need to invest in the relationship to get the rewards back.

Anchor Loans is by far the best Private Lenders I have dealt with. David Rubin and Ashley Quadri are such a great team and always very responsive .. The best rates and their customer service is really on point. Deals with a tight closing date and difficulties they will get the job done. This is an incredible group of caring people. It is nice to see a company who truly wants to give back. Many companies are looking at their profit margin, however Anchor Loans looks at the big picture. Anchor Loans made a large donation to our Santa Clarita Veteran Enriched Neighborhood. WARNING ! DO NOT USE ANCHOR LOANS ON ANY OF YOUR DEALS !! I do about 15 deals a year and have given them PLENTY of business and money but the level of professionalism and service is sadly not the same. My last few deals have been nothing but a headache (chasing lance the originator and almost NEVER getting a call or text back) unless I'm bringing in a new deal of course. The Draw system they have on construction loans is completely bizarre and they refuse to ever give you the full amount you paid. Absolutely horrible. This lender does not perform, they want to look at as many deals as possible and "cherry pick" the deals they really want to do while leading on the borrower for 2 weeks or more. Their evaluation process has no logical reasoning and this company is severely under educated and vastly under informed informed in Commercial Real Estate. If you have a deal that must close, this is not the lender for you. Anchor loans also attempted to buy 2 deals I wanted to buy directly from the owners of record and take away my deals. Please be careful with this company.

--They painted and drywalled over termite damage, plumbing, gas lines
--The installed a central AC unit against code, using the wrong ducting, and refused to do anything about it
--They painted over and cosmetically concealed the deteriorating wood trim on the exterior of the house, which is now falling apart after only a year

We bought a completely renovated six bedroom, four bath duplex from Anchor Loans in 2011. The cosmetic and mechanical improvements to the property made the purchasing decision easy. Our family and subsequent tenants have been very happy living here, and just happen to have one of the nicest homes on our block.
Since buying the home, we have had to reach out to Anchor and they have been receptive, accommodating, and overall have great customer service. Unusual to see an investment group/flipper be proud of their product and stand behind their work.
