Services
A conventional mortgage refers to a loan that is not insured or guaranteed by the federal government. A conventional, or conforming, mortgage adheres to the guidelines set by Fannie Mae and Freddie Mac. It may have either a fixed or adjustable rate. Conventional loans may be cheaper overall but require good credit.
Generally speaking, you can purchase a home with a value of two or three times your annual household income. However, the amount that you can borrow will also depend upon your employment history, credit history, current savings and debts, and the amount of down payment you are willing to make. You may also be able to take advantage of special loan programs for first time buyers to purchase a home with a higher value.

Colin helped my wife and I during the buying process in 2019 and then with a refinance in 2020 when the rates significantly dropped. He and his team are very quick and helpful when responding to questions, make the process easy and not stressful, and always make sure you are comfortable with the process as documents are being sent back and forth for review. If I could rate higher than 5 out of 5 stars I would. Colin and the team are AMAZING. I am so happy I decided to go with him. He made the whole process super easy. I was kept in the loop every step of the way, any question I had was answered quickly and anything I didn't understand was well explained so that I did. I never felt any stress or uneasiness while working with Colin. On top of being a top notch professional he is also a nice, caring and funny guy. My daughter and fiance just finished closing on their house today. Laura and Jamie you were wonderful. They went above and beyond to make sure everything was taken care of.
