Royal Sands was established in North Wildwood, New Jersey over 25 years ago. We are a privately owned family focused condo association consisting of 30 condos. There is a friendly full time staff on hand seasonally to ensure that your stay is enjoyable. We provide 6 different sizes of recently updated units.

We checked in on Friday. Upon check in, we were told on Saturday we would have to switch rooms. This was not a simple grab your suitcases and transfer over. Because there is a gap between check in and check out times, we went without a room for much of Saturday. I assume the entire world is having staffing issues as the customer service seems we are inconveniencing them when addressing these issues. In no way should a customer pay for a full day moving rooms and missing half of a day with access.
Stay at another hotel that only does all inclusive, no time shares.

I love this place! The service is oustanding! Everything is clean and sanitized through out the day. The food is good too. An excellent place to unwind and relax. The only thing lacking is night time entertainment.

Love this place been coming here around 10 years but before that owned at the royal Mayan. Sands has a great breakfast buffet all around $17.00. Also very clean.. and great services.

Pros: AMAZING staff, so attentive & nice. great beach area, kept your room + bathroom super clean, great places to eat.
cons: rock hard bed, you have to give them your room key and it takes an extra 20-30 minutes after you’re done eating to get the “check” back with your key. hot tub is the same temp as the pool so not really a hot tub. the rooms are pretty tiny with an even tinier bathroom, but it does have a closet. pool isn’t the cleanest at the bottom but still good!

This is a time share, that I was fortunate to visit but thankfully I don't own. The property is beautiful. The amenities are lacking, they provide coffee for the room when you first come in after that you buy your own to make in the room, no entertainment unless you pay to go off site. Food prices are ridiculousy high...$33.00 for two burgers and soda. The buffet ranges from $25 on up depending on the day.. I found the breakfast buffet ok provided you ordered off the grill, most of the time the other food was luke warm or cold; convenience store is also high prices, fortunately there was a market

Had the most amazing stay at this beautiful resort. The restaurants had good food, the swimming area was huge and the ocean was only a step away. Loved it and would love to go back to it again.

Best resort I have ever visited. Honestly, my only two areas of concern were the bathrooms by the beach/pool and the elevators to the rooms. Loved the food. Loved the rooms. Loved the views. Loved the pools. Loved the staff.

Amazing, as always! Staff is nice and helpful, food is good, resort is relaxing. I wouldn’t want to stay anywhere else in Cancun (though the other Royal Resorts are a very close 2nd!). Loved my trip and can’t wait to come back!

When we checked in into our room they had not cleaned the room properly. Then we asked for towels and that took like 3 hours. We purchased the all inclusive package and they did not mentioned that tip was already included. We also arranged for our PCR test using the lab partner and they ended up not working on the day we needed but no commmunication was given. They are also VERY pushing about selling you their timeshare memberships. They will keep you for hours!! Food was good though. The all inclusive is definitely worth it depending on your drinking and eating habits. The bar and restaurant staff

Front desk staff very rude. I was charged $ 450 extra due to the fact that one of my two children was above 12. They would not let me check in without paying. Front desk asked me to leave if I do not like it !!!
Suite was old and dated. Bathroom very small and ancient. Concierge desk was not helpful when we needed reservations at restaurants which was already BOOKED .
WOULD NOT RECOMMEND. Priceline offered no help or support

I found this place on a spur of the moment, came down without reservations or notice. I will say that normally I stay in 4 star hotels due to travel with my profession, I really enjoyed myself here, very quiet and accommodating, I would stay here again without hesitation....good job

Royal Sands is a great place to stay for a summer vacation. Located in North Wildwood, 1 block from the beach/boardwalk it's will be hard not to have fun. The complex contains a nice pool, outdoor grills, a game room for the kids, and multiple sunbathing decks. There are different room options to choose from in which some condos have 2 bedrooms and others have 1. For the most part the complex is clean and in one of the safer parts of the island. Will continue to come back for years to come!

Can I not give it a star. There was a pair of dirty underwear on the floor of the room we checked into. Fold out couch was broken. And one of the people I was traveling with noticed some stains on the mattress of the fold out couch that might have been bug related.

I stayed here this past weekend on a spur of the moment shore trip.
We had planned on just getting a room when we got there and we were having a hell of a time finding a place. Needless to say thank god we found Royal Sands...they had a room for us and it's not even 2 blocks from the beach!

The owners were so very nice to us and the place was really cute. We had a one bedroom condo with a kitchen and a small sitting room and it was a really good price. They have all different types of rooms/condos too from efficiencies to 2 bedrooms.
