Private Mortgage Financing Partners, LLC provide short term private mortgage financing (hard money loans) secured by investment and commercial real estate. We provide these loans to be used for the acquisition, refinance, rehabilitation and equity cash out of investment and commercial properties. Our loans range from $400,000 to $3,000,000 (in Texas we will consider loans as low as $300,000).
The borrower may own a business that occupies a commercial property to be financed but we will not finance owner occupied residential properties. However, we will consider residential investment property and land loans under the right circumstances. Private Mortgage Financing Partners is controlled by its two managing partners, Don Konipol and Mitch Vicknair. Don and Mitch have worked together in various capacities for nearly 20 years. Most recently, they have helped each other source and fund private mortgages.
Through this process they identified a need in the market for a single source that provides uniform underwriting and consistent, timely results for a broad array of commercial mortgages that fall outside the approval parameters of traditional financing.The desire to meet this need led them to form Private Mortgage Financing Partners.

Our loans are asset based; the real property itself is the basis of our lending decision. If a property is producing or can produce sufficient income to pay our note and the value of the property will fully secure the note and provide sufficient equity, then the borrower's credit is not an issue.

PMF Partners is a direct lender. In order to facilitate a wider range of projects we also represent a select group of investors across the country. Since types of deals vary widely we recommend you contact us directly with any specific structure or pricing questions. Bridge loans that are anticipated to be taken out by another source within a short time frame are typically placed on one year maturities with renewal options.
Each loan approved and funded is owned by a separate series of a Texas Series Limited Liability Company, Private Mortgage Investments, LLC. You become a limited member of the series of the LLC. The amount of your investment in relation to the amount of the note represents your ownership interest in the Series LLC and hence the note.
We are now able to offer investors the option of investing their money in individual trust deeds, or part of individual trust deeds (mortgage notes). Yields are 10 - 14%. Loan to Value is below 65%. All have appraisals, title insurance and surveys. All are secured by real property. Each loan is owned by a separate series of a Texas Series Limited Liability Company.
