Having closed thousands of homes, the staff at Creative Title has accumulated a wealth of experience in all aspects of the real estate closing process. Creative Title's excellent reputation for service and quality in the real estate community has been earned one settlement at a time. We handle the non-legal closing matters on behalf of the purchasers, sellers, lenders, and title insurance company.
As your closing agent, Creative Title Services acts as a third party to ensure that: the real estate sales contract is fulfilled, the Seller has good and marketable title to convey to the Purchaser, Lender's Instructions and Conditions are met, all costs incident to the sale e.g.

Upon receipt of the signed Sales Contract, Creative Title Services contacts the sellers and buyers to obtain information essential to preparing documents and ordering any loan payoffs, HOA, home warranty info, verify real estate sales commission, etc. and to determine if all parties will be present at settlement.
Confirm the settlement date and time through your real estate agent and/or Creative Title. If any seller will not attend settlement, please contact Creative Title now to arrange for an approved power of attorney. General powers of attorney are usually insufficient. Transfer utilities out of your name as of the settlement date, or other date agreed upon with the buyer.
Complete loan application and promptly furnish your lender with all requested documents and information. Purchasers should comply with these requests to avoid delays in closing. Schedule the settlement date and time through your REALTOR and/or Creative Title Services. If any purchaser will not attend settlement, please contact Creative Title Services and your lender now for a pre-approved power of attorney.

Unfair prices for unwitting buyers. I've had to close with this title company twice now when buying investment properties. As the buyer I had to pay all closing costs and these guys bent me over and crushed me on fees. They wanted to charge $600 for title and lien search (these generally cost, at most, $150 each), on top of a $1,000 settlement fee for a quick, easy cash closing. I've done hundreds of closings and never paid such obscene title costs before. The purchase prices on my two transactions were only $52,000 and $105,000. I would hate to see what they charge for a real retail transaction

I have to say , I am a real estate investor and I have never had an issue with this company. They are extremely professional , helpful , competent and honestly a pleasure to work with at all closings. I would highly recommend them. They are very dependable and always on time.
