Indoor Air Diagnostics, Inc. is an environmental consulting firm dedicated to assessing indoor air quality related problems and their sources in commercial and residential buildings. Our investigations include a multi-disciplinary approach to diagnostics because indoor air quality problems can have several sources, which contribute to the problem.

Your facility and its environment can be a complex combination of systems and construction techniques that can have an impact on the indoor air quality in your building. Does your building inhale or exhale? All buildings should have a slight positive pressure (exhale) so that unwanted contaminants are not brought into the facility.
You do not want to inherit someone else's mold contaminated building. Mold is a ubiquitous organism meaning that it is everywhere. However, the significant difference is whether or not mold has started to grow (amplify) within the structure. Over 75% of our commercial pre-purchase investigations determine there are no problems.
No, dirt streaks are almost always caused by poor design. All air has dirt in it. If the speed (velocity) of the air exiting your register is higher than it should be the dirt is actually impacted on the wall or ceiling surface. A solution is to add another register from the same duct serving this register; this reduces the speed of the air by distributing it to two registers instead of one.
Commercial investors have a more difficult dilemma. Typically a landlord should disclose to a future tenant anything that could materially affect their decision regarding renting the building prior to renting it. Things such as mold related issues should be disclosed. If not, your liability greatly increases if the tenant finds out at a later date.
Generally the answer would be rarely. We know this sounds odd, however, duct cleaning is something that is widely oversold by using scare tactics. Unless your system has been operated for many years without an air filter or there has been smoke damage or some other unusual situation your ducts should not need to be cleaned.
