If you've decided to make your home in Cape Coral, Florida, or to buy a vacation condo on the water here, you've discovered one of Florida's biggest secrets. Cape Coral is not that well known, yet it is comparable in size to Miami or Tampa. We do have more than 400 miles of canals and waterways, about half lead out to the Gulf of Mexico; definitely a boat lover's paradise.

Cape Coral is unique in other ways as well. It was founded in 1957 and started as a master-planned community - perfectly developed and promoted to take advantage of the water and the lifestyle that only Florida can offer. By the 60's it had 80 miles of roads and 160 miles of canals. A golf course was built, a yacht club opened, and a half-mile bridge over the Caloosahatchee River to Fort Myers made it large enough to incorporate in 1970.

When you mention Florida and condos in the same sentence, everyone thinks of a gorgeous high-rise vacation resort on the beach. We have a beach in nearby Fort Myers, so we have plenty of those. And with all of our channels and the river in Cape Coral, we have plenty of our own vacation resort condos.
Like most of Florida, Cape Coral had a huge number of foreclosures when the market fell in the 2000's. In fact, it was in the top locations - nearly equal to Miami and even Las Vegas. Now that prices are rising and the market is stabilizing, foreclosures are dwindling every month. We still have a few bank-owned (REO) foreclosures in the city, and you'll find most of them listed on these pages.
Short Sales were abound back around 2009 to 2012. There were hundreds of short sales in Cape Coral, different types of properties. Single Family, Duplexes, Condos - it was all here. The Real Estate market and the economy improved dramatically and over time the short sale market has been reduced to more normal levels.
