The purpose of a Phase I is to identify potential issues that are determined to be recognized environmental conditions (REC's) at the property as defined by the ASTM Standard for performing Phase I assessments.

Our firm was contracted to perform Phase I & II Environmental Site Assessments on three city blocks adjacent to the north of the University of Florida campus. During the Phase I ESA, our research identified several historic gas stations and a dry cleaner. The past uses of portions of the property were identified as potential recognized environmental concerns.
Land Environmental performed Phase I Environmental Site Assessments at two active sawmills. Our firm reviewed historic and regulatory information pertaining to sawmills operating in Western, North Carolina. We advised our client on site conditions and regulatory information that we observed during the Phase I process.
Our firm was contracted to perform Phase I & II Environmental Site Assessments on a former Waste Hauling Trucking Maintenance Facility. During the Phase I ESA, our research identified historic recognized concerns relating to a former mining operation in the property vicinity and recent use as a truck repair facility.
