In tenant-landlord disputes, knowledge is power. Tenants often make critical decisions based upon incomplete information. Hiring an experienced attorney can be the pivotal key to success when a person's housing is jeopardized. Andrew Westley has over 30 years of experience protecting tenants' rights.
Westley quickly restored the balance of power - and in my favor. After my very first meeting with him I knew he was absolutely the right person for the job and I later learned that he literally wrote the book on San Francisco tenant law. This type of knowledge and skill makes a critical difference in the outcome of your tenant-landlord dispute.

I'm so grateful to Andrew! Highly recommend!! He helped my husband and me negotiate a buy-out agreement with our landlord who wanted to sell the house without tenants. He was very communicative, explained our options and why he would recommend one course of action over another, and kept us up to date and informed throughout the whole process. He helped us negotiate a fair deal, and I don't think it would have been possible without him. I'm so glad to have had him as our advocate and counsel.

My living situation is such that a woman is squatting in house that I am renting. With no inclination that she plans to leave outside of court decree I felt was time to seek a lawyer.
I called Andy and despite fact that he represents tenants (In my situation I am considered this persons landlord), he afforded me nearly 1/2 hour of his time. While he could not offer advice, he helped me understand my situation and answered all my questions that did not ask for advice..;)
Greatly appreciate this human and recommend him to anyone (in tenant category) whose next step in their own living situation calls

Thank you very much for the help over the past nine weeks!
Andrew helped us out. We were tenants renting out a rent control unit, and he was on point and supportive starting from our initial phone call with our landlord situation. I appreciate his communication style, professionalism, and the transparency of processes. He also understands the human element to these interactions and has great character.
I have already recommended someone I know to his office now that I better know the renter rights landscape after working with him.

As far as experts in tenant/landlord law goes, there is no better person in San Francisco. He literally wrote the book. He is fair, honest and will give you candid answers even if it may not be what you were hoping to hear. He's not an "ambulance chaser" so you must have merits to your case which speaks to his integrity. I hope I never need an attorney again for landlord issues but if I do, without hesitation, he will be my first call.

If you are a tenant in need of an attorney, look no further than Andy Westley.
We chose Andy to help resolve a situation regarding a former tenancy, and could not have been happier with his services. He's professional, well organized, straight-forward and results-driven.
If you're reading this, you're probably in the midst of a stressful debacle, as we were. Andy was generous with his time, immensely helpful from the beginning and brought a very tough chapter of our lives to a proper resolution.

I cannot speak highly enough of Andy. I recently went through a constructive eviction case with a landlord who continuously harassed me to force me out of my unit. On top of the emotional stress of my living situation, I spent so much time searching for a lawyer and many would not give me the time of day. I was referred to Andy who took the time to meet with me, was honest about expectations and extremely knowledgable about the realties of how a case plays out. Throughout the case he predicted outcomes, kept me well informed, made recommendations, and respected my agency. He's professional

I had the good fortune to contact Mr. Westley after running afoul of my landlord. Mr. Westley had too much on his plate to take on my case, but my loss there is the reader's gain. Despite not being able work with me, Mr. Westley gave me brief but valuable advice and was scrupulous in following up. He also had the highly ethical conduct of first steering me towards the lower cost Tenderloin Housing Clinic and then lining up another attorney for whom he had substantial regard.
Lastly, I would say that -- non-intuitively -- reviews from potential clients like myself are probably more reliable

Andrew helped me during an issue I was having with my landlord (raising my rent). He was incredibly strategic with the options I had (some I didn't even think of).
Andrew is straight forward, honest, and is up front on how he wants to work your case or situation.
I ended up working things out directly with my landlord (because of our long standing healthy relationship). However, Andrew would be the first lawyer I call if things ever escalate and I need a clean up hitter on my team!!!

I, my wife and 'tween' child, as SF tenants of a rent-controlled condo we've
resided for 18 years are today faced with being evicted due to its potential sale. Although we knew this day would come, it's very stressful and brings so many questions. Such as, what are my tenants rights in my specific situation? What steps do I take to protect them? And, when is it time to hire an attorney? Especially, with savvy owners offering a buyout.
Thankfully, I was referred to Andrew by the SF Housing Rights Commission. Not only was he generous with his time during our initial phone consult

Like all good San Franciscans, I hold dear my right to have awesome housing, and even more so - my right to try and score awesome rent controlled housing. This, of course, puts me at odds with the interests of landlords...but such is life.
Being in a tenant dispute is unsettling to say the least, and your sense of home and stability is threatened. A good attorney gets you through a tough spot.
A great attorney gets you through a tough spot and treats you as an equal in the process of stabilizing your life. Andy took the time to really 'own' my case. Not once was there an overpromise

I went to talk to Mr. Westley about my landlord difficulties. I was really drained by my landlord's persistent harassment, and by the fact that he had turned my living space into an asbestos and lead war zone. Andrew was thoughtful. He patiently explained to me where I sat in relation to the law. He was very direct and to-the-point, and helped me to navigate through my decision making. Thank you Mr. Westley!
Highly recommended!!
