I give Ryan Cook at Derby Street Mortgage a 5 star rating and recommend him to anyone looking for an excellent mortgage broker. He did a superb job for me.
A long list of bank loan officers and independent mortgage officers simply brushed me off due to insufficient income. Ryan, however, offered to help me without hesitation. He had the patience and diligence to do what no one else was willing to do, with my extremely challenging situation.
It was not easy, but Ryan encouraged me the whole time to not give up. He answered all my questions, got back to me promptly, and was determined to help me

Ryan did a fantastic job! I have used him twice now; for both a purchase and a refinance. As a rental property investor, my file is often more complicated than most to underwrite. 90%+ percent of the lenders won't even work with it. Ryan, however, was unfazed by that and was happy to take it on.
