While the seller cannot mislead you, and must respond honestly to any question that you are aware he or she does not have to disclose information if you do not ask.

Not sure about the rest of the attorneys there, but I would not recommend David Lazan services to anyone. He was my attorney whom I hired for closing on my property in Egremont. I was a seller. He sent me his fee agreement and it was $1500. The attorney from Entryonly web site (they were my brokers) offered me flat fee $750, but I thought keeping money for local businesses in the Berkshires is a good thing. Big mistake. My closing was delayed two times (buyers had issue with the mortgage) and the closing date was delayed twice. He essentially changed the closing date on the contract twice. This
