We also handle construction loan closings, cash transactions and land installment contracts. We provide settlement services for several relocation companies as well. Our services include closing at the location of your choice.

Services
Being licensed as an agent for First American Title Insurance, and being covered by E & O Insurance, Fidelity Insurance and Surety Bond Insurance, we will be permitted to provide settlement and title services with any and all lenders. Below is a sampling of lenders we serve. If your lender is not listed, please send us your order and we will contact your lender.

When you buy a home, or any property, you expect to gain certain benefits from your ownership. For instance, you expect to have the freedom to use the property as you like and to be free from debts or obligations against the property that were not created by you. You also expect that you can freely sell your property or pledge it as security for a loan.
Title request: the title examination process begins when a sales agreement is delivered to Penn Suburban Abstract, LLC (hereinafter "Penn Suburban") which identifies the property and all the parties to the transaction. Lender Transaction - selling agent must provide lender the contact information for Penn Suburban.

THIS IS THE WORST TITLE COMPANY OF ALL TIME! If you were asked to work with this company RUN!! They send instructions that are not clear so you wind up running around Fed Exing stuff at the last minute. They notify you of everything at the very last minute so you're constantly guessing and scrambling. I've purchased several properties and this was the most chaotic closing I've ever tried to survive.

The owner of this company knowingly violates Section 9 of RESPA and will force a buyer to use their company as a condition of the sale. In addition, incorrect information is sent in emails (including poor grammar), which is concerning since the owner is an attorney. The owner treats others with disrespect and is condescending to clients.

They are very unprofessional, I would not use them unless you’d like to pay after closing extra money because of their screwup‘s. They blame me as a buyer for their screwup‘s and I have to pay for their errors. I would give them zero stars if possible.

Absolutely impossible to do business with this company. They do not communicate in a timely manner. Compelte disrespect for the customer. Also the way they send forms and information to you is disgusting, I've never seet anything like that before. Some documents are so poorly scanned they are not legible.

I have worked with Tina for many years. I absolutely love the communication. I am informed of the transaction from the beginning to the end. If I have a question if Tina doesn’t know the answer, she will make sure I get the answer. When you call the office, someone always answers the phone . Tina is always professional at closings. Let’s not forget we look forward to our chocolate treat when our clients finish signing.

Did not have a good experience with Penn Suburban Abstract closing my mortgage. They do business like it's still the 1980s: scanned old-school forms (complete with typos), and it's clear their technological competence is low.
My lender also reported that they were difficult to communicate and work with, and that their fees were much higher than comparable settlement agencies.
