The name Zinn has been synonymous with designing and building fine homes, remodels and additions in Chapel Hill and beyond since 1978. We chose ZDB because of their excellent reputation, and we loved the variation and style of their houses. We were pleasantly relieved at how easy the design stage went with the help and expertise of Carol Ann.

The property we rented was not clean before move in as expected. Pasta sauce on the fridge, spiders in vents, etc. Took very long time to get to house to make repairs. We were exceptionally clean renters and they frequently showed our unit because of this. Always on time with rent but we were not treated with respect back. Extremely exploitative of college students. She withheld more of our security deposit than she previously stated and didn’t provide an accurate list to reflect the deposit amount. She refused to continue answering our emails in an extremely unprofessional and rude manner. Several

Avoid renting from Carol Ann Zinn and her company at all costs. She is exploitative, dishonest, and unprofessional. She takes advantage of college students in need of housing, and refuses to return sums of security deposits for unjustified reasons, along with refusing to respond to maintenance requests in a timely fashion, if ever at all. We were incredibly clean, responsible, and ideal tenants -- she even went so far as to specifically show our unit to prospective tenants because of the pristine condition we kept our home in; yet, time after time, she and the rest of Zinn Design Build took advantage

This business is quick to exploit college students who rent with them and are untrustworthy. Avoid doing business with Zinn Build Design. (UPDATE: I won my court case against Carol, so now not only have a bunch of students spoken up and stated here that she engages in predatory behavior, but the court of law has ruled that she does too.)
