It is necessary that you put all the utilities in your name, unless your Rental Agreement states otherwise. You are responsible for utilities on the first day that your Rental Agreement begins, regardless of when you move into your apartment. Any maintenance requests can be called into our office, made in person, or filled out online.

My building changed management hands twice in two years and we ended up with KMB. Things will be fine until they aren’t. Don’t count on maintenance to do anything in a timely fashion. Emergency maintenance reports mean absolutely nothing, since they will wait until regular business hours regardless of the issue. They left me overnight with a front door that won’t lock. I don't even know where to begin with this. Save you money, time, and sanity: do not rent from KMB.
KMB has not only come into my apartment two times (that I know of) without notice, but they have given tours twice without giving any notice. I came home to a maintenance worker in my living room that I had no idea there was a problem with my apartment.
Moving on from that, my roommate and I were without internet for a month and a half because KMB could not come to unlock the room full of cables for the internet company to fix.
Here I am in December still waiting for my security deposit which

Critical: Professionalism, Quality, Responsiveness
KMB has yet to give me my security deposit back after having moved out of my old place in August. When I email them, they do not respond. It’s unfortunate that this company has a stranglehold on a lot of the affordable living in Iowa City because they do not care for the people who lease from them.

I followed all instructions in order to minimize any possible issues. I read the reviews before renting and thought they had to have been an exaggeration.
The majority of the employees I've interacted with are awesome especially the people handling my showings and maintenance.
Unfortunately it seems management dropped the ball or stopped caring about the people renting their properties. I've called twice about my deposit which at best has resulted in zero follow through on their end. I had to nearly harass them for a month to get hot water pressure in my apartment. The dishwasher, furnace, sink

Definitely would not recommend this rental company. They will charge you for anything and everything they can to get extra money of you, especially college students. Also if you have any issues that you bring to their attention you will have to continuously contact them to have it addressed and even then you may not find a solution that works well for you. However, my biggest issue with this company is that they didn’t send me my security deposit back within the 30 days allotted by Iowa law. Please avoid at all costs. Hopefully this review gets their attention to email me back. The only good thing that came with KMB was their quick assistance and helping me find a unit for my dad and my brother, other than that, useless. They are very consistent with responding to you while getting your application approved, and once you signed the lease and are paying, you rarely hear from them again. Myrtle Ave is a mess. The parking lot is covered in pot holes. The third floor is consistently smelling like pot. Fights happening all of the time. Someone broke into my brothers unit and stole his wallet

I have lived in Iowa City for 5 years with 4 different companies. KMB is by far the most unethical and unprofessional rental company that I have experience with.
Edit: after reading other recent reviews detailing similar unethical practices, I am speaking with a lawyer and would be interested in communicating with other individuals who may be considering legal action/potential class-action lawsuit.

Cons - Where do I even begin...
On THREE separate occasions, KMB attempted to charge me for repairs in my apartment. This included a broken pair of blinds, water leaking from the toilet, etc. They know they are required to pay for it since my lease only has me pay for damage caused by negligence which was not the case. It takes me NINE times to call them for each instance for them to actually take the charges off. They assumed I will just pay the costs rather than go through the trouble, but they were wrong.
There were spider webs surrounding my exterior

Good luck if you rent from these people. If you like crackheads and dopers though this is the property management company for you. They'll move one right into your building and when you complain just tell you to stuff. 1 star because apparently you can't give 0 stars. I live next to one of their properties and the upstairs tenants are total dirtbags.

I had a very negative experience with KMB management. When, halfway through our lease, the owner decided to sell the property (he had been unable to get a renter's permit), KMB would arrange showings of the house with sometimes less than 24 hours notice. The first showing they called an "inspection," which we took to mean inspecting the foundation or pipes and so did not scrub the house. It turned out they expected the house to be spotless and basically show-room perfect and an employee of KMB yelled at us over the phone about cleaning up before showings. KMB took over as a management company for a property we rented from an individual property owner in Iowa City. Once they took over our experience improved significantly--the office staff was nice and professional and the maintenance staff did a really good job of helping out with ongoing issues. Special shoutout to Joe, their really nice maintenance supervisor. In general, all of our interactions with KMB were positive and they seem to be above average for property management companies in the area.
However, the only caveat is that you may want to try to find out a bit about the property owner

Nothing gets fixed right the first time. Every water leak I've had, around 7 now, has happened at least twice. The office answering machine gets turned off, so you can't even get the maintenance phone number. I've told maintenance about the air leaks around my windows and nobody came back. These leaks also let large bugs come in. Don't rent from these slum-lords.

I rented from KMB Iowa City. Proceed CAUTIOUSLY if you intend to rent from this company. Its staff is rude and unhelpful, and it does not provide maintenance for fixtures etc. during your lease (read your lease carefully!). When you move out, they will list a lot of ridiculous expenses to deduct your deposit.
