As a service of Wilkin Management Group for over 25 years, FC Improvements provides light construction and maintenance services exclusively to our Community Associations and individual homeowners. This valuable service is fully insured, licensed and all FC Improvement employees are highly skilled professionals who are required to meet particular qualification criteria, including but not limited to detailed back ground checks.
As a Wilkin Management Group company, Excel Painting offers all levels of interior & exterior painting for Community Association Clients and individual homeowners. As with FC Improvements, Excel Painting is fully licensed and insured and all employees are highly skilled and required to submit to detailed back ground checks before being hired.

Everything asked of this company is a problem. As an owner it should not be this difficult to get repairs done. The individual they hire to keep the community clean spends more time hiding then cleaning. It takes several attempts via emails & phone conversations to get simple tasks completed.
I've spoken with several owners that refuse to deal with management due to attitudes & noncompliance. Communication with this company is a difficult task.
Fines are issued without communication while others in the community do as they please

I live in River Place in Butler and it is clear that Wilkin Management only cares about collecting monthly fees while not addressing important safety issues brought to their attention by community members. Recently, it took over one month and about 20 emails (most with no response) to have a massive hornets nest removed. Now, there is a new nest growing. While management was contacted over a week ago, nothing has been done and there has been no response to the email even though it was sent to two employees (Jon and Tara). I would give this company a -5 star review if I could. Worst management company I've ever dealt with. Ever! I do not recommend to anyone looking to hire a management company. I'm even considering moving out of my community because I can't stand this company. Worst ever!

Marsha is our office manager, and a great one at that. Speaking from my personal interactions with Marsha, any question or issue I have ever had, was always met with courtesy in an efficient & speedy manner. She is a wealth of information , and if she doesn’t have the immediate answer, she gets back to me very quickly. I have great respect for Marsha and the tremendous job she does. Having to deal with homeowners of different personalities, different issues, and a mood that can be anywhere from great, to one of nastiness, Marsha handles it with great diplomacy.

We are a company they hired for a few project the last two years. I can’t express the amount of frustration and aggravation this company has caused us. I have never written a review on google let alone a bad one but this deserves it. Wilken has zero respect for the contractors they hire. There were multiple change orders on a few jobs that needed to be done ASAP so we did what we needed to get it done in that manner. Come time to invoice they completely brushed it under the table snd screwed us out of thousands. For MONTHS they avoided calls and request to meet in person on sight. This is the

Rude, arrogant, and downright mean come to mind when dealing with this property management company. Their property manager for our property treats her customers with anger and arrogance when they report problems, so much so that some condo owners do not report issues with the building because they are scared of her.

Some of us have called The management team at Wilkin to complain but nothing ever happens.

Problems with Wilkin are so well known in Bergen County NJ that information is shared about Wilkin between different developments.

We switched management companies to Wilkin Management Group for our 180 unit community in Bedminster, NJ. Despite the change of several property managers through no fault of Wilkin (COVID, among other issues), Brian Weaver always made sure that we were well managed and everything that we felt needed addressing in this aging community was dealt with. Recently, Andrea Wilkin became our property manager. We had worked closely with her in the past but on a different level. I am writing to commend our manager, Leigha Stigman.
My husband and I have lived at Saddle River Grand since 2012 and have experienced many different managers during that time.
Leigha has, by far, surpassed all others. She is always professional, helpful and very quick to respond to emails, regardless of time or day.
We are very fortunate to have a manager of such high caliber as our manager.

All but impossible for them to work with decent contractors to trim landscaping and trees that pose a safety risk to residents and their families. No follow up whatsoever. Management is unresponsive to call messages, working ticket orders, and emails over the course of several months. It really is a shame. This Management Group couldn't manage their way out of a box.

Wilkin Management is a good example of why you should never consider buying a condo. An incompetent HOA Board is a second reason why you should not even go there. Maintenance costs are increased to enrich both. Never fall for something that has become a timeshare-type experience.

Trying to collect very high HOA fee. Increasing HOA fee every year. Compared to any other Condos/Townhouse association the charge you the highest. The board member committee consists of few home owners but the decision is handled by them on their own.

Not worth the stress of living in one of their buildings. They find any excuse to fine tenants without even communicating to them. Impossible to get in contact with the management group. Meanwhile, the inside wall of my garage has been disintegrating since I moved in and every time I contact them about it they say it’s “too cold” (this has been going on for over a year so obviously not winter temperatures)

Company does not address concerns and does not return calls even after repeated attempts. Janet is a horrible customer service representative and is combative if you question her. Myself and numerous residents reported a security issue regarding a van parked at our pool with people sleeping inside and wandering the grounds overnight, and our calls were never returned. Instead, when I called on another issue and actually got her on the phone, she said she didn't remember getting any calls on the van, and was rude and condescending when I called hear bluff. I don't typically leave reviews. With that being said, I have been a resident of Harmon Cove IV since 2015 and have had nothing but positive experiences. When the light under to carport was out, it was immediately repaired. When I expressed concern about some overgrown shrubbery, I was assured by the property manager, Chuck Graziano, that is was on the list to be trimmed and it was.

Wilkin Management property manager at Washington Commons notified all unit owners on several occasions over the past 2 years not to use propane gas grills on the decks or else the Association would levy fines. However, many unit owners have ignored the warning, putting the entire community in jeopardy.

Anyone educated reading the poor reviews would know the issues the owners are complaining about have NOTHING to do with the Management Company!!! Get your facts straight people!! Management does not hire your contractors, your board does! Management is not at fault if you get letters for NOT PAYING YOUR BILLS. Management does not raise your fees. Did any of you even look into condo living before purchasing????

I am extremely disappointed by the lack of communication by Wilkin Management during a large project that is going on in our development. In addition, as my management company they should be more understanding and easier to communicate with. I have dealt with our representative as well as the Vice President of the company who have both been rude and condescending in communications with me. I would expect better from the company that I am paying to manage our property.

It is very disappointing that we had to be treated the way my wife and I were at 2 different times we called. Lynn was very short and rude and treated me as if I was a leper. Let me get this straight, we hire you to provide a service and that includes customer service when someone makes a phone call. I'm glad I don't have to make too many phone calls to you because your customer service is HORRIBLE. Also, from reading the other reviews I can see I am not alone with my opinion. The Board of Apple Ridge decided to make a change in management companies this past year. After meeting with several highly qualified firms, the choice was clear - Wilkin stood out among all others. I just received notice that my HOA switched property managers and we will no longer have to deal with Wilkin Management and I could not be happier.

All of my interactions with Wilkin have gone poorly. Last year they switched banks and provided notice after payments were already due of the change. Wilkin's lack of adequate notification resulted in home owners needing to stop payment on checks and resend them to a new location. Wilkin did not apologize or even acknowledge their mistake.

Incompetent and poorly managed Home Owners Association. They increased HOA fees without informing any residents of the subdivision and made the increase retroactive. They'll charge you late fee even though they have received their HOA fees PRIOR to due date.

They owed the town's utility company over $10,000 in non-payment and then increased residents HOA fees to recover the charges. Where's our $280 a month maintenance fee going to? Their pockets?

They need to be audited (and will).

Anyone who has to deal with these scums are royally screwed.

The worst property management company ever! Staff is very rude over the phone...like they are doing us a favor even though we pay nearly $200 per month on management. Service requests go unheard. Our previous management company at least had onsite presence while these guys are sitting almost half state away. I will be recommending our board to replace them asap.
