I live in one of the Callahan apartments. It's 3 buildings, last week they removed one of the large dumpster for no reason at all. So there is a total of one dumpster for about 100 people. Naturally the one dumpster overflowed in one weeks time and trash bags were left on the side and top of dumpster. Callahan's solution to this problem is to charge each unit an extra 50$ due to trash being left on the ground by dumpster two days after I paid my rent. During a pandemic, with no notice. Definitely think twice because this is not the first issue like this that has occurred. Trash was emptied

Family? Paying employees extra as an incentive? Until I read through some of these reviews, I thought I was on the receiving end of Rob Callahan's vile and obnoxious eviction text messages bc I had somehow made the list of "special" tenants. Not so, says a 2.9 rating. I laugh when I read their claim to fame is through building trust with relationship support and PROMPT service. I have saved his nasty messages and logged all maintenance requests that were never completed and may end up posting all of it so potential clients will know what to expect before signing up. My man has lived here for six years. He got behind when he lost his job from the pandemic. We are paying an additional$50 over the $450 rent trying to catch up.
My man was in the hospital with congestive heart failure so I could not come up with the whole $500. I paid $400 plus $9.99 because I used my debit card.
Now he is going to evict us.
DO NOT RENT FROM THESE PEOPLE!
This is a hump in our floor they said we had to pay to repair. The water under the apartment made the floor buckle.
Under the piece of wood is where my foot went thru the floor.

I wanted to give them the benefit of a doubt but now im convinced this company is scamming people. They "approve" you and then say someone else has paid the deposit so you'll need to apply for another house.
Then it takes them 2 weeks to get back to you about anything.

I have been renting from this company since December of 2021, I have had several maintenance issues and it always leads to a slow response and having to call and be very stern with office manager. My toilet ran consistently from the 2nd of April 2021, until the 9th before someone came to fix it. Never mind I called the 2nd, received water bill for the month of April and it was $155.00, and some change. My bills prior to this one always ranged between $50, and 60 dollars. Due no one coming to stop my commode from constantly running. The water company did there adjustment , still leaving me with

Critical: Professionalism, Quality, Responsiveness
Was a property owner with them for just over a year. Switched PMs because communication was poor (would go days or weeks at times without a response) and we didn't feel like our property was actually being managed. Hopefully other owners do not have this experience. On a positive note, they're good at collecting money.

This company was very rude and unhelpful. I would never refer them to anyone! Thank you for your feed back however, the call that I just had with the owner of this company and speaking with the management team. Proves that this company is rude and unprofessional. Some people are ok with treating people poorly and if you are ok with receiving that type of service this would be the right company for you! I hope that you really take this feedback as a learning process on how to communicate to customers.

I've been with Callahan for about a year now and up until recently things have been pretty good. However in the past month we've had a few issues. I had to call the office repeatedly to get updates on a change in our lease and when I finally heard back from the office, they sent me a text message instead of calling or sending an email. We also have 6 windows in our house that either have damaged screens or they're missing completely. We were told 11 months ago, when we signed the lease, that someone would replace them. There were several issues with the house upon move in. I didn't have hot water for 4 days because the hot water heater was leaking and it took them that long to correct the issue. Good thing I still had access to my old apartment during that week so that I could take decent showers. The A/C didn't blow cold during the daytime, the toilet wasn't completely flushing (fixed immediately) and dishwasher was plugged into a dead outlet underneath the sink so it didn't work at all even though it was brand new (diagnosed but not yet fixed). None of these things, clearly, were my fault

This review is from an owner, not renter, point of view. I haven't had any major issues with Callahan. They do a good job at screening renters and keeping my properties rented. Having a management company handling the renters is well worth it, especially when I am hundreds of miles away.

I disagree with the other reviews completely. I currently rent from them. What a lot of people don't understand about property management is that ultimately it is up to the home owner to okay the repairs and such. Callahan is simply the middle man. There were issues when I moved in, and they were repaired in a timely manner. My only issue is their after-hours service, it really doesn't appear to be 24 hours. Quite often I will be on hold for an hour or more. I will say the house I am in needs some major updates, but the owners need to take care of that when I move out. Otherwise, I am
