We are the Premiere Mortgage Processing Team in the State. Our Lender, Shamrock Home Loans, is licensed to do business in ALL 50 States. We pride ourselves on offering some of the most innovative loan options and the lowest rates nationwide. We have an excellent TEAM working for you; from the Loan Officer who will fill out your Loan Application with you, to our Loan Assistant, Processor, and Underwriter.
A conventional loan is a mortgage loan offered by non-government sponsored lenders. They adhered to Fannie Mae and Freddie Mac guidelines for Underwriting. It may have either a fixed or adjustable rate with terms from 10-30 years. While many think that a 20% down payment is required for all conventional loans, our Lender offers various down payment option as low as 3 %.
FHA loans are for your Primary Home purchase only and is an attractive option for two reasons: 1. This loan programs only require a 3 % down payment and 2. These loans are insured by the Federal Housing Administration (FHA) which reduces the risk of loss if a borrower defaults on their mortgage payments.
Our Line of Portfolio Loans are designed to meet various goals and needs and are Underwritten based on the Banks own Guidelines. The Equity Builder Loan - This Loan offers 0% Down, 100% financing with a shorter amortization period of 15 or 20 years and lower interest rate that allows the borrowers to build home equity faster.
A VA Loan is designed to offer finance for 15 or 30 years Fixed and Variable Terms. It is available ONLY to Veterans and provides a 0% Down Loan benefit. VA mortgage loans are issued by federally qualified lenders and are guaranteed by the U.S. Veterans Administration. VA determines eligibility and issues a certificate to qualifying applicants.
