Within the first few months of becoming a client, the community will undergo a detailed evaluation that will cover: all vendor information including their contract terms, insurance information, bids, work orders, delinquencies, collection, alteration / modification, board meeting schedule, CPA's financial report including balance sheet, checking & reserve account activity, upcoming fiscal year's budget, current budget, event calendar & board members terms and positions held.
Management Reports include agendas and past meeting minutes which are provided 2-3 days prior to each meeting, thus giving the board of director's sufficient time to prepare.Once a work request has been completed, these are sent directly to the community association manager's email. I’m sure they will respond to this in the same manner they have all of their other reviews: “we aren’t affiliated, you have the wrong company, we followed all protocols” etc. The gaslighting in the replies is appalling! I spoke to Mike today after calling their number on a Trenton Harbour condo listing to inquire about their HOAs pet policy. He was extremely rude, would not answer my question, and questioned me for several minutes: about how I got this number, which condo it was, etc. In the 5 minutes he questioned me, he couldn’t have simply answered my question about if the HOA has

I've dealt with Mike for about 10 years. I was the former president of our association and we finally turned our sub division over to a management company. Best decision we ever made. Mike has always been responsive, helpful and has done a great job with our association. I told him after about a year of managing our association that I didn't understand how he could do all the work he does for the small price he charges. I would recommend Mike and River's Edge to anyone.

They managed my condo complex for years (just to give context because they will probably respond that there is no current affiliation). Mike Ward was rude, unresponsive and, at times, downright combative. He actually hung up in my face once and gave me grief on following up on a known policy violation because of favoritism. In the time they managed our complex, most of my requests went unaddressed or required several follow ups before resolution. Worst condo management company!

Would give them 0 stars if I could. No concept of customer service, answering phones or being compassionate in times of a pandemic. No reason to have office hours posted if they can't respond on time. Communication is horrible, not sure why our neighborhood utilizes this company. They also say the mail things out to you that never make it. Mike seems rude, ironically he's suppose to be the consumers point of contact.

I have had nothing but unreliable and unprofessional interactions with this company. They always seem to be inconvenienced for just about every aspect of the services they provide. Both the owner and the main administrator are rude and always seem to have a snide comment back for every thing. Communication is poor at best. Not sure how they earned the business of the community that I own a property in.

After poor management by another company, we took Rivers Edge Management as our new company just over a year ago. WHAT A DIFFERENCE! Past issues that were never properly repaired are now resolved! No one could fix it but Mike did! Thank you for all you do for us.

I have been a condo dweller for many years and I know the difference between and good condo management association firm and a bad one. That being said, I think the world of River’s Edge Management in Trenton, Michigan. This is a FAIR team; they handle all matters professionally, and are always improving the living conditions at my condo. Since Rivers Edge Management came on board, more improvements have been made (without any increases in association fees) than my condo’s prior two management firms combined (with increases in association fees). As if to prove everyone's point, they respond up to two years later with rote excuses. Their best rating comes from someone that mistook them for another company.
They responded to this by saying I have the wrong River's Edge because they don't recognize my name. Knowing how hateful and vengeful these people are, it would be foolish to use a real name.
