Services
All utilities must be turned on prior to the start of the inspection (electric, water, and gas). Property must be de-winterized. Storage and clutter should be moved to allow access into all areas, especially around heating equipment, the water heater and access to the attic. Bring any questions or concerns that you may have about the house to discuss with your home inspector.
A rental inspection is intended to make sure the unit meets requirements for habitation as determined by Baltimore County. It is very important that these requirements be met before you call for an inspection, as a second visit is an extra charge. Look over the downloaded form carefully. Make sure all the items noted are in compliance to the best of your abilities, and then call us to make the inspection appointment.
Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. Most importantly, mold can cause negative health effects. A professional mold test starts with a thorough inspection of your property. We will investigate any signs of past or present water intrusion, which can promote mold growth, and will take samples of any suspected mold for laboratory analysis.
We use continuous radon monitors in order to obtain a rapid turnaround time necessary for real estate transactions. Results are often obtained in about 2 days and a radon report is generated the same day the monitor is retrieved. Please note that radon testing for a real estate transaction is limited.

We strive to make our reports easy to understand, concise and informative with photographs to illustrate important issues and components. Some inspectors may deliver a hand written report onsite without photos.

Tom clearly takes pride in his work and takes the time to explain each step of what he is doing and what the implications are for various findings. Not only do we feel much more confident in purchasing this c. 1900 house but we also have great ideas for improvements for safety and efficiency-- if you ask, he is happy to give you a number of "advice column" pointers that do now show up on the final report

Tom is very thorough, very fair priced, and has wonderful customer service. He recommended kindly what he thought should be replaced or repaired and gave amazing insight into how a home inspection works. His follow through and answers to all of my questions were extremely helpful! I am a first time home buyer so did not know a lot going in. He took me to all of the issues noted and items that were important for me to understand about how this house operated. He was a great teacher. He helped me understand how the radon remediation system was setup and what items were safety related and which items found were quick fixes. After we were done he answered all questions I had.
The very next day I received the official inspection report. We followed up with a phone call and he answered even more

Being someone who is very detail-oriented I used Yelp, Word of Mouth and every resource I could get my hands on before choosing my home inspector. It's my first home purchase and I wanted to have as much peace of mind as possible before settling on everything and fully committing.

I recently had my new home inspected by Tom, and was really impressed by him. My husband and I are first time home buyers and we learned a lot from him - he made sure to point out things that wouldn't make it into the home inspection report but which he recommended we talk to the sellers about, or just general knowledge for our future as home owners. Even our real estate agent said she learned a lot from him because he explains things so much more than most inspectors. Can't say enough about how great the whole experience was, start to finish. Timely, thoroughly professional and detail oriented, but also always approachable, ready to answer any questions and explain the process as he went through it, even pointing out things that were serious (or potentially expensive) vs. things that were minor and could be done later. Tom was a great home inspector! He was extremely detailed oriented and very thorough. He put together a very detailed report which was very helpful in our negotiations. He took his time and gave explanations of not only things that were wrong, but also what was good with the house. When he noticed that an item wasn't up to code, he would give a detailed explanation of why it was wrong, and then explain the process of how a contractor might remedy the problem. For my home inspection when I was first considering buying my house, I went with a guy that my agent recommended. DO NOT DO THAT. They both have an incentive for you to buy the property. The first inspector missed a lot of pretty important stuff (major crack in a visible sewer line, indicators of potential foundation problems, etc.). We recently decided to get it re-inspected by Avocet so that we would have a clearer idea of what repairs are needed and Tom was amazing! I wasn't home at the time but my husband had nothing but rave reviews: Tom took a ton of time to look through the house thoroughly

I didn't know if the little house had potential to be my home or a money pit. Tom had come highly recommended, and I found out so much about the home inspection process.
