A home inspection conducted by CMH Home Inspections, LLC consists of a thorough review of the following seven components of a home. The inspection is a visual review of readily observable elements and is conducted in accordance with NACHI standards of practice. A typical inspection takes between two and three hours.
A 4-point inspection focuses only on the following systems: HVAC, Electrical, Plumbing & Roof. Because insurance companies are more reluctant to insure older homes, they may require a 4-point inspection. We have extensive experience preparing these reports and are familiar with specific forms that different insurance companies require.
Florida Statutes require home insurers to give Florida homeowners discounts or credits for features that reduce damage & loss in windstorms. Craig Howard has prepared hundreds of the forms and is very familiar with the photo requirements. As few as 2 or 3 of the credits will frequently save a couple of hundred dollars per year in premium discounts.
As a state certified radon technician, Craig Howard is authorized to conduct radon tests. Leon county is an area of heightened radon concern, and many municipal buildings are required to be periodically tested. When added to a home inspection, CMH will extend a 20% discount for the testing.
Closed house conditions must be maintained during the 48 hours of testing, and 12 hours prior to the beginning of the test so please make your desire for a test known to us when you first contact us.We will review the required procedures with you, any realtors involved and the occupants. Test results are usually available the day the test is concluded.
