We purchase promissory notes secured by deeds of trust on California real estate, both residential and commercial properties. This Orchard Ranch property's line of credit had matured and the borrower was facing an impending NOD due to several failed refinance attempts at major banks and an impatient creditor that would not renew the line - all because the institutional lenders were singularly focused on deriving income from tax returns.

Hanover MC makes real estate loans secured by deeds of trust held by private individuals, trusts and qualified retirement accounts seeking different investment needs.

Whether trust deed investors want short-term investments, long-term investments, single-property investments or diversified investments over multiple properties, our team works closely with our trust deed investors to align the trust deed investment strategy with their individual goals and objectives.
We realize there isn't a "one size fits all" approach to pricing a real estate note buy. Promissory notes have many variables that need to be evaluated on a case-by-case basis. What works for one, may not work for another - which is why there simply can't be a one-size-fits-all pricing approach. Private mortgage note holders have options available when considering the sale of their note.
We pull a tri-merge credit report with scores on each borrower and guarantor. However, we are not credit score sensitive, don't require a minimum and non-traditional credit is considered. There is no formal rate matrix since each loan scenario is unique. Rates vary based on a number of factors most notably the loan-to-value, property type, property location, and term.

So, this being our first experience in construction loans, I feel fortunate to have been referred to JoAnn for our RE venture.
Not only is she insightful in the RE arena, but I feel like I’m talking to my next door neighbor - besides RE, we’ve talked about everything from Covid, to rebuilding muscle cars, to the importance of family.

I am a mortgage broker and worked with Jo-ann and David many times. They have great loans for investors & flippers with low iinterest rates. They give you money to purchase and then to rehab depanding upon the future sales price which could go upto 90% LTV.

Seamless, Fast, and Extraordinary service!!! There are no words to really describe how amazing my experience was with Hanover MC.
