Recently used these guys for an appraisal for a re-finance, and I was very happy they were assigned to my refi. On time, professional, and most importantly, explained the process of how the appraisal came through based on comparables in the area, as well as changes to how houses are appraised following the mortgage crisis in 2008.
The house appraisal price for the refinance was not as high as I could have dreamed, but it seemed very fair based on the other comparables. Dan was courteous and friendly, based on my experience. Would recommend them to a family member or friend without hesitation.

This guy saved me from overpaying/buying a home. I'd use him again in a heartbeat - looks like homeowners trying to rip off buyers posted negative reviews. I'm hiring this guy next time I need an appraisal.

Our bank used these guys for our Re-Fi appraisal.
After canceling & rescheduling three times, Danny Bull showed up with an unpleasant attitude, was unengaging and generally unprofessional.
I should have taken this as an omen & asked to be assigned another vendor. His work product lacked insight to our local market nor did he comprehend the value of our homes unique historical and construction features. He seemed unfamiliar with our proximity to a vibrant downtown.
