Molds gradually destroy the materials on which they grow. Again, mold requires water to grow and there a quite a few ways through which moisture can become a problem in an indoor environment. Here is Central Texas, simple uncontrolled humidity can be a big factor. Certain moisture issues have to do with changes in the way buildings are made.
The assessment starts with an inspection of the property and the areas of concern. Texas Mold Consultants uses specialized instruments, including moisture meters, infrared imaging thermal cameras, Volatile Organic Compound (VOC) direct readout instruments, particle counters, etc. to evaluate indoor air quality issues.
This is a measurement of what is present in the air in a certain area at that moment in time. We use a calibrated air pump to sample for five minutes. The pump sucks in 75 liters of air to be sampled. We use Allergenco-D air sampling cassettes, which collect mold spores for laboratory analysis. The cassette is sealed and delivered to a State Mold Licensed lab where the genus and concentration of spores in the air are determined.
Mold remediation is defined by the State of Texas as the removal, cleaning, sanitizing, demolition or other treatment of mold. The Texas Mold Assessment and Remediation Regulations (TMARR) of 2005 mandates that a state licensed Mold Remediation Contractor (MRC) must have a mold remediation protocol prior to any mold remediation project, regardless of square footage.
If mold growth occurs in an indoor environment, the occupants could start to report odors and health problems such as headaches, breathing difficulties, skin irritation, allergic reactions and aggravation of asthma symptoms. While it can never be proven, these symptoms could be associated with mold exposure.

Dan quickly responded to my need for an emergency mold inspection that was found the day before a move into a new property. His quick information saved us a lot of hassle and trouble of showing up with a truck full of our furnishings to find the home was contaminated. We were able to terminate the lease based on the detailed 26 page report that Dan provided. It took a week more that the timeline that Dan gave me (with many excuses) for the protocol. 2 months, many many email, texts, calls to get the air quality test results. It actually took me sending a demand letter to get them. Had to request the clearance certificate many times as well which was sent three times due to wrong information on it. He actually did something very wrong(and you know very well what that is) more actions to come. His professional practices are totally a joke!

I haven't tried any other services, but Dan Yates was excellent in all the ways I needed him to be. He was thorough, patient, willing to explain every detail of his findings, forthright, and fair as far as negotiating payment. He did not press me to pay for more services than I needed in order to advocate for myself to my apartment manager. He spent extra time on the phone with me, helping me understand how the mold he had found should be safely removed, and he even spent time on a conference call with me and my manager, explaining the same thing to him. I honestly felt he did his best to care
