LAS has developed a reputation of professionalism and credibility amongst the many mortgage lenders in NY. LAS has a staff of Certified NY Appraisers who have on average 20 years of residential experience. Our Staff is designed with a very unique premise in that all of our appraisers live and work in the areas that they appraise. This detail to geographic competency not only creates added efficiencies but also ensures that each home that is appraised is done by a proficient appraiser in the community.
The LAS Quality assurance team or a LAS certified appraiser completes all requested reviews of appraisals from our client base. These reviews are either Desk Reviews with no inspection of the subject or full Field Reviews which require an exterior inspection of the subject property.
The diligence for these types of appraisals is not only a complete analysis of the appraisal under review but also a complete due diligence to ascertain the market conditions as well as the best comparables available to support and justify the opinion of market value.

Last week, when I tried to submit my refinance application, the bank ordered the appraisal report from this firm - Lauritano Appraisal Services, inc.
When I received a copy of the report, I noticed that the estimated property price is much lower then I expected. When I examined the report, I noticed that :
1. Living space was calculated wrong. The appraisal used a measuring tape (even I offered to him a blue-print of the floor plan with all measurement detail). As a result, his estimate is 40 sq. ft off the true number.
2. They used 5 sale cases, where 4 were in a range of $470,000 to $500,000
