Did you know that many first-time buyer programs don't actually require a borrower to be a first-time buyer? The key question is, "how long has it been since you've owned a primary residence?" If the answer is more than three years, you may qualify (again) as a first time buyer! This can be a critically important step to home ownership for people who have previously experienced foreclosure or divorce for example.
Technically speaking, a conventional mortgage is any mortgage that is not backed by the government i.e. When you hear the term conventional, it is typically referring to a mortgage that is securitized by Fannie Mae or Freddie Mac, although even jumbo mortgages are conventional. Another commonly used term for these loans is "conforming", simply meaning that the mortgage conforms to the guidelines set forth by Fannie Mae or Freddie Mac.
FHA does not actually make mortgages, rather they insure them assuming the loan meets their guidelines. With a conventional loan, if you put less than 20% down you pay Private Mortgage Insurance or PMI. With an FHA mortgage, the government replaces the private insurer and FHA actually insures the mortgage that the lender makes.

What a smooth process, everything was done thru email and electronic signatures until the actual closing where a notary was required. At this point the notary actually came to my home for the final step and all this was arranged by Ms Lewis. My loan agent Christina Lewis was so professional. She kept me updated during every phase of the process as well as what to expect in the next phase. She made the process so simple and fast. The Process started the last week in May with an inquiry email from me & we closed 3.5 weeks later. Prime Lending is definitely a great choice for purchase/refinancing
