Our objective is to be a partner in your real estate investment business with our asset-based loan products. Short term financing for the acquisition of a property as well as financing of the renovation costs in one loan. Exit plan should be to renovate and resell, or improve and rent with refinancing out to a longer term loan. Prior renovation experience as well as the renovation budget and scope of work on your project will dictate program availability.

We lend on non-owner occupied investment properties. We do not lend on 2nd homes but short term rental property programs are available in certain situations. No we do not. We only provide financing on investment property with funds used for a business purpose. The borrower nor a family member can occupy the property at anytime during the term of the loan.

We had a great experience throughout the entire process. We had two tough properties to renovate but got through it finally. We were able to refinance into long term traditional bank loans and hold these properties in our rental portfolio. Now looking for our next deal to fix & flip so will use again soon for sure!
