An appraisal is an opinion of value, which means it is only as reliable as the person who provides the opinion. That is why it is critical to select an appraiser based on their qualifications and experience. Not all appraisers are alike. Some appraisers merely have the minimum amount of education required to be an appraiser.
Our primary responsibility is to our client. Quite often, in residential practice, our client is the lender ordering the appraisal to decide whether to make the mortgage loan, or to a private party ordering an appraisal for specific reasons. As appraisers, we have certain duties of confidentiality to our clients.
When it comes to trying to figure out your home's value, there are certainly many real estate websites that may suggest a particular value or price. Keep in mind that all of them utilize much of the same data that we would use in the appraisal process, but, they are generalizations and not specific to your property.

We hired Roberta to evaluate our house in Fort Myers for the permitting process with Lee County's Community Development services. We are Canadians and we weren't able to be in Florida when Roberta inspected the premises for her report. However, we managed to do everything over the phone thanks to Roberta's responsiveness and professionalism.

As a probate attorney, getting a solid and accurate appraisal on a residence after the passing of the owner is imperative. Roberta "Robin" Lawrence is simply the best I have ever worked with. Her turnaround is amazing. The conclusion she comes to on the value of the property is backed up with data and analysis that is easy to read even though the report is comprehensive. I'm to the point where I will only use Fire Horse for my cases.
