Services
At Gulf States Real Estate, Development, and Construction we believe in working together to help our clients reach their goals. When you hire us to manage your development project, you become part of the team, gaining valuable access to the knowledge and experience of all professionals. Each division of our company has expertise in its specific field, meaning you have contact with professionals in every aspect of the development process.
Overall project success relies heavily upon the decisions made at the initial stages of the job. Providing the assessments and recommendations necessary to make timely, informed and data-driven business decisions. Better serving the interests of the project through relevant suggestions and hands-on partnership with owners, designers and construction teams.
At Gulf States Real Estate & Development, we encourage our agents to become experts in the real estate specialties that best suit their strengths and personal interests. Though each agent has a strong understanding of all aspects of commercial land development, it's very difficult for a single individual to be an expert in all areas.
At Gulf States we help area residents purchase new homes or sell their current property. We ensure each of our residential agents has a strong personal character, knowledge of the marketplace, drive, and insight to produce the results our clients are looking for. We understand that for many people, their home is one of the most significant investments they'll make, so we take the time to handle each transaction with care.
Here at Gulf States Property Management, we will manage every component of your asset and treat it like it's our own, whether commercial or residential. From creating and nurturing relationships with tenants to asset managing accounting to procuring maintenance services, we do it all. We are proud of our diverse clientele portfolio.

Despite a poor job of managing the community thus far at Cypress Reserve(unchecked fallen trees, unrestrained construction traffic[leading to decline of street integrity], 4 wheelers, gunshots in the yards, filthy pool area, incomplete and hazardous 'nature trail', months of stalled construction blocking the entrance, and much, much more) , they thought that they felt entitled to try and increase rates without a meeting, without process, and after many have already paid their dues for the year. Please think carefully before purchasing any property managed in such a fashion.

Nothing but issues with this HOA. Our dues are normally $375/year and we all just received a notice that our dues will be increasing to $400/year without any notice, vote, board meeting, or why they are increasing. No meeting was held this year to hear any of our concerns and HOA does poor job of handling everything they are responsible for. The potholes in our neighborhood went MONTHS without any attention, the dumpster was removed bc they cannot keep up with it, the pool area and bathrooms are NEVER clean, so what exactly is this increase for??! Very unprofessional and really ready for our neighborhood

They manage our subdivision Cypress Reserve the rules and management are ridiculous. They worry about trashcans in front of garages instead of the real issues in the community, the streets, the street signs or lack there of, the nature trail, the green spaces, the dark cluster mailboxes. Meanwhile I’m still waiting for a response to my request about the stress signs, and they inform us they are raising our HOA dues to $400 when we’ve already been billed for the original amount. No meeting was had for this new budget and nothing was discussed with the owners of the houses here. Completely unprofessional

This company has been rooted in the community for many years and has shown dedication and top quality performance . I would recommend anyone to meet and work with some outstanding people from this organization ; you will not be disappointed with this elite group or your experiences.

Do not buy anything if this company is the property management company!!! They do not follow their own rules that they make you sign and when you even question them on it they are extremely rude! Worse decision we ever made was to buy a home where they manage the HOA. We have had other HOA companies in our previous neighborhoods and they have by far been the absolute worst!! Would give them zero stars if I could!!!!!
