River Park Apartments

Get ready to deal with unprofessional and unethical management practices and behaviors from both the River Park Apartments and the CAM Properties. Actually, it seems it is their company's practice (CAM Properties) to withhold residents' deposits for things that are NOT marked in the inspection sheet and without any explanation, just naming them as "other miscellaneous cleaning costs". FYI, I rented a carpet vacuum cleaner and made sure the apartment was clean
not to be charged of any cleaning fees. And yet I was charged without any justification.
For this reason, I was trying

First red flag was not being able to see the apartment till the day we moved in. We were going to be paying $1300 a month for an apartment that had stained carpet (the response was sorry that’s not good enough to replace it) scratched vinyl with some pretty large scuffs on it (response was oh that was just changed it’s brand new must of been from moving appliances) the wall outlets were hanging out. The patches in the wall could have been done better by a child paint had dropped down onto the carpet and the vinyl from the poor paint touch ups, and the cabinets smelled like food. My wife and 2 kids and I have been here for 2 months and so far we have had a good experience. Alex in the office was very helpful with our moving in process; back then there was something wrong with the phones so I couldn’t always call, but if you walk in to the office someone will help.
The maintenance team is great, led by Nathan who is awesome and very responsive and friendly. They have helped fix a few minor issues we have had in the apartment, and they seem to always be around.
There is a cleaning crew that is nice as well, Odette and her sister are great people.

The absolute worst experience. Extremely overpriced we paid $850 a month for a model that is now listed at $1300+. They turn off the water all the time, they inspect your apartment twice a month, let themselves in to fix things even if you asked for an appointment, laundry payment machine is always broken. We paid $800 for pets plus an additional $60 a month but still got charged $700+ for carpet replacement even though the damages were confined to a 2x2 area in one of the doorways. (I have pictures of the carpets from when we checked out). They will nickel and dime you every chance they get so

Honestly it's an ok place to live. Frustrated with management and how they operate. I believe they are a little over priced for how out dated the apartments are. Would love if they could put washers and dryers in the apartments (modernize them). The laundry facility is kinda gross most times. Also charge you an arm and a leg just to wash your clothes. They state that they are a "pet friendly community " but yet they have bushes all through their property that are highly poisonous to dogs. They have Berry trees that are super obnoxious and attract fruit flys.

Cool place and all... unless you own pets, then expect to get shafted by management on check out. Theyll charge a $300 pet deposit, but when they say they're going to replace carpet because of pet smell (even though they are going to replace it with vinyl when you move out if you still have living room carpet because the apartments seem to be updating to that) or any other issues from animals, only $100 of that deposit will go toward the replacement. Who knows where that other $200 from each pet in the complex goes, maybe the landlords trip to Hawaii. I don't know, go to Camelot or somewhere

It is a pleasure to live at River Park. The staff are all amazing. The maintenance staff Nathan and Lupe, respond to matters very timely and get the job done. The office staff, Alex and Yvonne go above and beyond to take care of all your needs. It is a great place to live.

Great Place to live its is nice and quite, Reasonably Price! neighbors are kind & courteous Never had an issue.
Facilities are well maintained and cleaned. House Keeping ( Claudette & Kayla ) Really do go above and beyond the call of duty at all times, it is not just cleaned it spotless, Everything from the stove to the tub. The only thing I can really say anything about maintenance is that I have never need to have anything fixed! When you move in it ready. I am a current resident here at River Park Apartments. The maintenance here is great! Nathan one of the maintenance guys here is always on top of everything and getting things done. From problems around the complex to ones you may have in your apartment. However, Lupe the other maintenance guy is also very helpful as well. Both are always friendly, interactive, and positive.
In addition, both women in the front office (Yvonne and Alex) are always welcoming and kind. They answer any questions you may have and are there to assist. They work with you to ensure you enjoy your stay here.

I have only lived at River Park for 2 months now, but have been very happy with my experience here. I compared online all of the apartments in town before moving to Yuma, and am glad I decided on RP. The move-in process was super easy and the staff are very responsive/friendly if I need anything or have any issues. My unit is quite spacious, the heated pool/hot tub is great, and the location for shopping, restaurants, etc. is awesome! Would definitely recommend for apartment living in Yuma.

Current Resident at River Park Apartments. Nathan, one of the property custodians did a great job at looking and caring for the Apartment Complex Property. Every interaction with him was very courteous and professional. I had no issues with my 1 year stay at this complex. I would renew the contract if I wasn't relocating next year. Keep up the great job.

I have lived here since May and I have had a great experience living here with my husband. They accommodate to your liking with whatever they can to help it be as best as possible for each person. They respond in a timely manner and even with dealing with COVID, having to close the office down for a while they still managed things accordingly. I talked to Alex the most and she is so sweet! I definitely recommend living here if you were looking into living in Yuma.

We enjoyed living at river park apartment. maintenance was really nice and always on time. never really had any issues with management until we moved out!!!! the charged us for carpet cleaning yet they still removed it after we moved out. why charge us for something that was going to the trash!? they charged us for blinds which i know they were broken. after the inspection we got told that our deposit would cover the carpet cleaning and broken blinds. we got charged for apparently moving out after our 30 days notice which was not true. don't expect a deposit from river park. they will find

I really like living here as it is close to medical facilities, shopping, restaurants, and is normally very quiet. Wish there was a gym or other facility in the complex to go with the pool and BBQ area we already have. Rents are very high for comparable units in Yuma, but with most units being renovated recently the new appliances make it better.

There are not many complaints I have had while residing at River Park for the past year+. The price is a little higher than surrounding apartment complexes, but after visiting each complex and comparing, the quality of appliances and size of River Park is well worth the extra dollar. Prices on apartments do fluctuate throughout the year, as expected, so take that into consideration. Generally, it is a pretty quiet community with not too many issues in regards to the neighbors. Hi we moved in last year here and we are very happy here. Nathan is really nice he works for the apartments. When every we have any problems he is there. The whole staff is very nice and the property is well kept. Thank you I am happy living here

My family and i moved here from California five months ago, and we love the place. Every neighbor i have met has been very friendly. Very safe environment for my kids. The staff is very attentive! Any work orders were immediately handled. Alex and Jennifer in the office are awesome. Super helpful and professional.

The staff members are very friendly. The place is warm and centered close enough to all my needs. Maintenance responds pretty swiftly. Pretty affordable as well. Only complaint would be to have closer resident parking.

These apartments are absolutely dreadful. I lived here a year and could not get out of my apartment quick enough. Overpriced, outdated, and not kept up well. Alex in the office is nice and tries to be helpful but the manager Jennifer is AWFUL! She is rude, disrespectful, and you can tell only cares about herself. Stay away and live somewhere else where you can get something a lot better for your money!

I really enjoyed staying at this apartment complex. The layout of the apartment was perfect for my brother and I. The staff was always friendly and always willing to fix anything that was broken. I recommend living here. The managers were always friendly from the beginning, they made me feel welcome.

I would not even rate this apartment a 1 star. My husband and i moved here because of the military. It is close to walmart and the gas station and is 15 minutes from base. Since we have moved in we have had constant issues with the apartment. Our air conditioning is not working and they keep saying it's fine. We have spoken to several other residents who have the same issues we do. There are no light except in the bathrooms and closets and kitchen. There is on fan in the whole place. The water smells like rotten eggs and not to mention the carpet is disgusting. Everything keeps breaking.

I lived at this apartment complex for a year + with a co-worker roommate. The apartment complex itself is, on balance, probably about the same as any of the larger apartment complexes in Yuma. On the positive side I really admire their upkeep of the lawns and community rooms like the laundry room and rent/lease offices. While the pool area has some dated loungers and chairs, the pool itself is great, and in a good location in relation to the rest of the complex. The apartments themselves have some issues that other reviewers mentioned such as cigarette smells and overall dated furnishings.

DO NOT MOVE IN HERE!!

This place is a big rip off! There are many more better apartments complex to go to. They charge you for everything. Very unreasonable people. When you move out, they will charge you hidden fees. I agree with the previous reviewer, this place is way overpriced and yet they continue to increase your rent with the lease that you sign.

If I could say something good, I would. But, to be honest, I would be lying if I told you that Riverpark Apartments was even a decent place to stay. This is the worst review I've given out of nearly 300 reviews (most of which I've given 4 or 5/5 stars), and I've posted 20 photos to support my awful experience.
