Worst renting experience we've had because of how ill-kept the property is and how unresponsive maintenance has been. We weren't able to view the apartment in-person prior to signing a lease due to COVID. Had we been more diligent about reading reviews and seen the unit in-person, we would not have chosen to live here. Upon move-in the floors were completely covered in dirt and dust, windows had been painted shut, every sink was leaking, the fridge (which is significantly old) had sticky stuff covering the shelves, and there were house centipedes everywhere. SERIOUSLY LOOK ANYWHERE ELSE!!! These people are absolute slum lords who only care about collecting your rent each month. We were unable to tour my apartment due to covid and the video they showed made it seem like a nice enough place to live. When we moved in we found that my apartment was filled with mold, had leaks, the heat was out consistently, had a person living in our basement who wasn't supposed to be in their, mice, and was just overall rundown. Can’t say enough terrible things about these slum lords. they will gaslight you worse than a manipulative boyfriend until you start feeling like everything is your fault. had roaches for months with no response, they lied to me several times, yet when I wanted to get out of my lease they “were so sorry to hear that and wished they would’ve known” as if i didn’t send incessant emails. roaches were so bad that i brought them to my next apartment; yet they rented out my unit to someone else with no issue, in fact they raised the rent.

They do not maintain their properties. Apartment at 3318 Ellwood I rented was absolutely disgusting. dead flies were all over the floor and the entire place reeked of mildew and had black spots coming out of the vents.
They will ignore your maintenance requests.
Absolutely horrible company to rent from. Avoid at all costs.

My security deposit was $750 for a unit they did not allow me to see before I moved in due to Covid. The pictures and video they sent me before I moved looked old but okay so I didn’t think there would be any problems. Though upon moving in the unit the floors were dirty, the windows were dirty, the tub was dirty, and the gas stove top was full of food with roaches crawling out of it. I cleaned all of it. I moved in 7/10/2020 even though I was supposed to move in on the 7th but they had busted a wall open and had to fix it. Which they did a terrible job at by the way. The walls had cracks in

They attempted to take advantage of me and my roommates because we are just young adults and pushed back our move in date 3 days with a 1 hour notice. We had already bought a uhaul, moved down from NOVA, took off work and brought our families on Friday. They did all this after pushing back the time 4x. If we had not gotten a landlord on the phone who knew the law we would have been screwed over. Apparently other property managers and landlords in the area know their reputation and it is not good. Had we known this we wouldn't haven't signed with them. However, I just want to move in because

The quality of their buildings are disgusting. How does this company have over 25 years of real estate experience yet can't maintain or improve their properties? The floors and steps are moldy and squeak whenever you walk on it. Even the toilets aren't bolted into the floor right because every time you sit on it, it moves and tilts to one side. Disgusting. I would give it 0 stars if I could.

I live on the 500 block of grace at their 518 property and the place when I first moved in had some bugs which is understandable because it’s the city. I’m about 7 months in and the bugs (roaches mind you) are coming in more frequently because of the season change. Me and my family have contracted our own extermination team on top of the buildings scheduled pest control to no avail. I even used foggers from Lowe’s and the bug problem is still there. This property is old, decrepit, and not worth the money i will be calling to try to get out of this lease.

This place is cheap for a reason. Office is rude and unprofessional. The apartments are falling apart. The are slow to respond to maintenance requests and use other tenants to fill them. I'm assuming for credit towards their rent. I've rented from them twice and regretted it each time. Luckily I'm a better place financially and can afford to never go back to these slum lords.

My experience with this company has been difficult and inconvenient. I have been assisting my mother with finding a house to rent that will accept her housing voucher and meet her living needs. After some time of searching, we found a house listing from this company with a move-in date of March 15, 2021. We quickly applied to the listing and provided all documentation requested within a 24-hour period to Meredith. Watch out for these guys. I also had Walid Daniel as my landlord and I've endured fruit fly infestations and a break-in at one of Pollard and Bagbys properties. Then to make it even worse they deceived me into signing a new lease when the property changed hands in order to pay my last months rent. Im still paying for an apartment that I no longer live in and its just wrong. Period.
Ive seen homeless people sleeping in the common area of my apartment and my apt had no deadbolt on the front door while others did. Then when the break-in happened it took DAYS for them to come fix the broken

We called to view a home today and the person on the phone said there was a viewing at 2. We got there and the realtor said the home we wanted to look at was about to be signed to someone else. They didn't tell us this when we scheduled the appointment.This was a huge waste of our day. There is no excuse that the receptionist was so neglectful to not tell us it was in the process of being signed. Furthermore, the realtor was extremely dismissive towards us and didn't even attempt to apologize for wasting our time. The homes looked nice but this doesn't seem like the most put-together

Manuel Loupassi, the landlord, is the only reason P&B has my business. You DO NOT want to get stuck in a lease with these people. They sped through the lease-signing procedure with me and my roommate because they were so understaffed and unorganized, that they had no time and felt no obligation to do their job. I lived in the fan from 2015-2016 and Walid Daniel was my landlord. So, when we moved in there was no deadbolt or lock on the back door. There was no lock on the basement door. There was holes behind our radiators that let bugs and mice in. Our tub had a giant hole in it. The wood floors were rotted in certain places. My roommates and I were pretty clean people, but there was only so much we could do ourselves. I can't tell you how many maintenance calls and voicemails we had to leave over that year. I have rented with P&B now going on 2 years. I have had nothing but exceptional professionalism from these agents and owners. Everything from major issues like leaks, and broken heat/AC, to locking my keys in my apartment and needed to get in right away so that I could make it back to work on time. They are swift with their responses and never fail to show up wearing a friendly smile. I did not deal w Walid Daniels so my experience was better than most. I also am a meticulous bureaucrat myself so I'm good about following procedures , cleaning an apartment, making phone calls etc. so I did get my full deposit back in a timely manner.
However , I can not give PB a good review. The general upkeep of their buildings is lacking entirely; most have serious infestation problems like our apartment which had cockroaches the last 6 months I lived there. The washer driers

"DIS" defines Pollard and Babby, Disorganized, disinterested, disfunctional, dishonest. They deducted hundreds of dollars of our deposit chedck for damage that didn't exist, Rent we didn't owe and late fees that didn't exist (they actually lost a rent check we hand delievred to their offices and had the nerve to charge us a late fee for their foul up!!!!)

Its been almost 60 days since we moved out of our apartment and we haven't seen our deposit or any accounting regarding it. P&B are supposed to be the agents that help with this sort of thing, but I keep getting 'I called him and haven't heard anything...that's all I can do'...
WHAT?!?!
I am going to send a letter demanding the entire deposit and interest before I take them to court. Unfortunately I have a feeling it's going to end up getting fleshed out in court.
Avoid both

At first when I was looking for a place, I responded to one of their ads, called multiple times but never heard back and ended up renting elsewhere.
Two years later I was moving again, and ended up moving in to one of their apartments with someone who already had a lease.
Since I moved in I've never had any issues with the company. They let us pay rent however we wanted, cash, check, money order. Rick Cliff is an old school type of guy but he's really nice and helpful.
The apartment was a great deal price wise, nice location

Sometimes I spoke in a plaintiff whisper, begging for mercy, sometimes I stressed this in anger, but MANY times I said, "The state gives you 45 days to return my deposit to me. This is not fair."
I sent one letter.
I sent three emails.
I threatened to take Walid Daniel to court twice.
I made approximately 50 phone calls.
I left approximately 20 voicemails for Walid Daniel.
