Services
Income - Applicants must have a minimum combined gross income of 3.0 times the monthly rent. Credit - A credit report will be completed on all applicants to verify credit ratings. Income plus verified credit history will be entered into a credit scoring model to determine rental eligibility. Criminal History - A criminal background check will be conducted for each applicants and occupants ages 18 years or more.
A leaking flapper most likely causes both symptoms. This is the round seal in the bottom of the tank connected to the chain for the handle. When you depress the handle, the flapper pops up to allow the water in the tank to rush into the bowl and cause the toilet to flush. The flapper is easily removed and replaced.

Toured some of their properties and they had two identical floor plans and one was in terrible quality compared to the other with broken appliances or doors and stained carpets and one was in amazing shape with upgrades and yet they insisted that we had to pay the same price for both units and avoided all questions about the quality.

My rent is being raised over $500 a month with no notice. I now have a month to find somewhere else to live. The response from the property manager Perry was essentially “Because I can.”
Always paid on time. So many neglected broken things in the house, it’s a shame that a property management company would treat residents in such a manner, with increases so high the only option is to move out.

We have lived in the Wilson townhomes for 1 year and 5 months. After our 1 year lease was up the management company said we would go month to month. We received a letter July 4th stating we have 30 days to move out. We have never been late on a payment or anything! Our ice maker we put in a work order for MONTHS ago is still not fixed (will take them to small claims court if they try to take our deposit for it) Perry Kimball is the manager over this places and if your kids toys (they don’t agree with) are left out he will call you and very much talk down and have an aggressive demeanor about

We didn’t up renting one of their properties due to our better judgement. We worked with Perry Kimball, who provided a total lack of transparency throughout the process. To start off, the listing originally said no pets allowed and then it changed to him being willing to work with us with no mentioned pet fee and then eventually he springs a $45/ month charge. Secondly, and most shockingly, we apply to a specific unit and get approved only to be told the unit has been rented out and we’ll have to go with another one in the same complex. Red flag number 1 - high pressure sales tactics
Last Saturday I was interested in renting a property being managed by Hub Realty, so i contacted about a tour. The first thing Perry Kimball (the agent i had the displeasure of dealing with) said to me was something like 'there's a lot of interest in the house and you will need to hurry and apply if you want it'.
Yeah, obviously Perry, that's why I'm here...classic sales tactic to make you feel pressured. Luckily I'm immune to such things and proceeded to tour the house, but it wasn't a good start...

We rented a house from 2011 to 2020 from this company. It was great until they raised the rent $300 in the last 2 years. If something broke we fixed it except the ac. When we decided to purchase our own home. I gave them a proper 30 day notice. No one ever called us or contacted us about moving out until they wanted to show the home. While we were in the moving out process. We refused to allow them to show the home until we had removed all of our belongings. During these trying times, we just received an email from hub realty letting us know that rent was still due on the first. When I moved in, on multiple things were broken and I was told it was my job to repair the blinds or they would charge me $50 per pair that were broken, which all of them were. Our water heater broke within a couple of months of living in the apartment, as well as the air conditioning unit. We were charged for random things regarding both of those incidents. When we moved in the carpet had not been cleaned, the tiles were cracked, the blinds were broken, the microwave was broken

These reviews are very funny, and I can only imagine inaccurate. I lived in a home for 2 years and received my entire deposit back. Why? because I actually took two seconds out of my day to clean up after myself. Before moving out they sent me move out instructions clearly outlining each item that needed to be completed. It was not difficult to complete these items at all. I was actually neighbors with a few of the tenants who have reviewed HUB realty and am not surprised with their distaste as they were extremely dirty neighbors and did not pick up after themselves at all. Negative 5 Stars!!!The reviews on here are 100% correct. They can and will take your deposit even after you leave the house in better condition than when moved in. They hire cheap vendors that do bad work and blame it on the tenants. I signed a 2-year lease and it disappeared (shame on me for not saving a copy) and then gave 30 days to move out after 6 years.
I tried to schedule a meeting to show the proof of when we moved in vs moved out they (Perry Kimball) refuse to meet with me and told me to take it to court.
I wish this company and the people who represent it noting but what they have given

This property management group is the worst I have ever had! We lived in Santana Ridge for a year and a half and the neighborhood is quiet and peaceful. It is now owned by Cornerstone Property Management who seem to be friendly and available at all times but Hub Realty still owns a handful of units and if you are leasing through Hub Realty you better think twice. Whatever you give them for a security deposit, they will keep! No matter how clean you leave the unit they will find something to void your security deposit. Maintenance will never be able to be reached and you will be on your own. We
