I had a home inspection with this company based upon referral of my realtor. It was my first time buying a home and although I am not savvy on home inspections, I found it disrespectful my appointment was at 0800 and I was prompt on my arrival. However, when I arrived the inspector and the realtor said they started early and were already done. Now upon a second inspection, I am aware of details which were omitted on my report which would have been beneficial for future insurance purposes.

Horrible inspection company. Do not use. Had an inspection done to the property. Long story short they never looked at the crawl space properly. Never went through the whole crawl space. They only went in the crawl space and weren't there for long because the plumbing on the other side of the house was cracked and had a major leak. Also, one of the walls was being held on by duck tape and never said anything. Just some things out of many. They either got bought off from the sellers or they didn't do they're job to show that the house was ok to live in. Point is don't use this

I have contracted Vital Home Inspections twice and each time Jerry and his team have been fantastic.
Vital Home Inspections have been punctual, professional and friendly. The inspector actually went into our attic on a hot summer day whereas as others I hired many years ago only stuck their head into the attic. Jerry and his team were thorough and quickly provided post-inspection reports.

HORRIBLE. I had an inspection done with this company, I walked through the house with the inspection crew and asked thorough details and questions. Such as, do you see signs of termites... No, there aren't any signs of termites.. How is the roof? The roof looks good. The house is great.

A truly amazing Inspection team!! Aside from Jerry who's an awesome and helpful guy in general. You also get Eddie and Ben so unless one of the guys is on vacation, you typically get 3 inspectors for the price of one. This means a quicker inspection without losing ANY of the great quality these pros provide. Inspector Gadget as he's commonly known uses the most state of the art equipment including a drone for high roofs a thermal imaging camera to catch any leaks inside walls and a remote car with a camera for crawl spaces. I already own my home but needed to get some things inspected in order to know if we needed to have additional work done. Jerry came by and was very thorough in his assessment. I am facing the same issues as the unhappy reviews, do yourself a favor and find another inspection company, all that vital home inspections does is give you some minor repairs that are needed and don't really look into any major issues like roof leaks/ water damages/ rotted wood/ worn out ac units. Jerry Suarez was very friendly but that was it, hiring him is not worth the money at all.

Jerry Suarez of Vital Home Inspections (the proprietor) is not an honest or competent man. I purchased a home last August and hired Jerry to do my pre-purchase inspection. The inspection seemed to go well, with some very minor problems being reported. However, Jerry failed to note the obvious presence of galvanized pipe throughout the home, marking PVC and copper as the plumbing materials. A cursory examination of the exterior plumbing and merely poking ones head into the crawl space reveals the galvanized. Coming from the Midwest where galvanized hasn't been used in plumbing since the 1930s

My wife and I had a home inspection with this company after the seller's realtor highly recommended them. After I paid the inspector, I never heard back from him. We called, emailed and texted with questions and never received an answer. A copy of the inspection report was sent to the seller's realtor which we did not want. People like this shouldn't be licensed.

Used this company as first time home buyers of our new house. During the inspection everything seemed fine with only minor issues noted on the report. After we closed on the house, the air conditioner broke and it turns out that the refrigerator wasn't in working condition. Jerry, the owner of the company, missed a lot of very obvious issues and cost us thousands of dollars. I reached out to Jerry by email to address the issues and his response was very dismissive and didn't take responibilty for any of it. Wouldn't recommend this company to anyone.
