Since 1993, this partnership has been busy buying, selling, building, and leasing single-family and commercial properties. Over the last 21 years, they've acquired dozens of rental homes and developed property management companies to manage their own properties.
As an owner, who you hire to handle the day-to-day management of your rental property should be made carefully. The biggest mistake you can make is trusting a "part time" real estate company to oversee an asset that is worth tens of thousands of dollars and that should generate thousands of dollars per year of income.
To fully maximize your income, we find residents who pay on time, help to maintain the home, and create long-term relationships. How do we do this? We carefully screen residents by looking at job history, past and current rental history, credit scores, criminal check, and previous evictions. We scrutinize credit reports by checking for delinquencies and charges off with an extra emphasis on utility providers.
Quickly following up on maintenance requests not only keeps the tenant happy but also will keep the property from getting that "rental" look. We will advise our owners on what items should be repaired versus replaced, deferred versus immediate. We are able to maintain a proper balance between tenant loyalty and maximizing income.
Rent is due in full by the 6th of each month. If the first of the month falls on a Sunday, then you have until midnight the following Friday (6th) for receipt of your payment before late fees will be charged. A late fee of 1% of the monthly rent will be charged per day starting on the 8th until paid.

I do not recommend this property management company. My lease has expired since December 2017 yet I am getting the run around with having my named dropped from the lease. After speaking with one of the staff members she stated "Because (roommate) is still living in the house I will need to speak with my boss. The lease will have to be amended. I will call you back as soon as I can sit down with him." I still have yet to receive a call or response via email regarding the lease. Very disappointed in their lack of customer service and communication overall.

As a property owner I cannot recommend their services. They are expensive and above industry standard charging 8% of monthly rent. If they had fantastic service I could justify, but it was just an all around awful transaction. Needless to say, the purpose for hiring any management company is so the landlord does not need to service the tenant. Gem Realty requested the tenant to reach out to me on several occasions. Very irritating as I thought that's what I'm paying them for. They also charge a crazy premium for any kind of maintenance. For example, they charged me $600 for a beehive

The realtor at this location showed us a property and she was prompt in showing it. We submitted an application and after a week of trying to follow up we finally received an offer for lease terms, which basically was their way of saying we prefer not to have you as a tenant. They questioned the solidity of my marriage as a "qualification"!
