When considering a property purchase, the first step is to contact a local lender to learn how much money you are eligible to borrow. There are a variety of financial institutions that fund mortgage loans, including banks, credit unions, and mortgage companies. Regardless of what type of institution you choose, you will be assigned a loan officer who will request some financial information from you, including an overview of your credit score.
Once your written offer to purchase a home has been accepted by the seller, you will schedule a full home inspection. This inspection will be conducted by a licensed professional home inspector, and your written offer to purchase will be contingent on the results of this inspection. In other words, your offer will be binding only if you find the inspection results satisfactory or mutual agreement is reached to address needed repairs.
A home appraisal is an unbiased estimate of the fair market value of a home. The bank or lender will order an appraisal to be completed by a licensed appraiser and this will determine the value of a property. More importantly, it will determine whether the home's contract price is appropriate, given the home's condition, location and features.

I recently purchased a home under the consultation of my realtor agent Ally Puentes of Legacy Real Estate. I wrote the company after having had a very negative interaction with Ally almost immediately after I put money into Escrow. The letter I sent to the company was ignored after they failed to make scheduled phone calls pertaining to this letter. The following is the letter that I sent the owner of the company:
