Kim Miller is the owner of All County Property Management Group and a resident of Tarrant County since 1972. I am involved in the community and currently serve on the Eagle Mountain-Saginaw ISD Athletic Hall of Fame Committee, the Lake Worth ISD Career & Technology Education Advisory Board, Junior Achievement and the Cowtown Executives Association.

In our leases landlord and tenant responsibilities are clearly defined, giving us the ability to enforce lease requirements in accordance with federal, state, and local laws and regulations.We file the eviction and handle everything from there, including preparing for our next tenant placement. Security deposits are held to enforce compliance of the terms of the lease.
The tenant portal allows current tenants of All County to pay rent, view balances and sign documents. The following are booklets and/or forms for residents who reside in the properties managed by All County. If you are experiencing difficulties making your rental or utility payments there are a number of non-profit organizations that offer assistance.

As a landlord, two things I am convinced of - the termination clause is designed to hold you captive for a period of one year without recourse. If you change your mind midway due to inept poor performance or lack of professionalism, you pay a hefty penalty to the tune of $500 per unit irrespective, which in my case was $1000. Secondly they could care less about their customers views, opinions, suggestions or concerns. If your dare question Kim Miller's business practices, you will be unfairly disparaged. The greatest deterrent was the 300 Dollars application fees they charge while others charge

As a landlord, I entered into an agreement with all county group to rent 2 of my apartment units. They Failed to provide a CMA in the beginning and Kim Miller refused to promptly return my calls. They did not even take professional pictures and couldn't rent my units for a whole month despite reduction in rent 3 times. When they insisted that I reduce rent one more time - I decided to terminate the agreement. This is when they invoiced me $1000 ($500 per unit). I had to pay this amount to retrieve my keys.

This is what I call unethical business practice in a one sided agreement that

Overall a poor management company, they took over the apartment we were living in sometimes in 2019 or beginning of 2020 and the quality of service went down drastically. They increased prices, started charging for renewal, and were going to start charging a water bill soon after we moved out. There was next to no response to covid or the texas freeze 2021.
We had issues of not being able tonpay final bills after moving out, were not contacted, and ended up dealing with a debt collector months later. Any communication is often polite but short responses and a sense that they don't care to deal

Still waiting after 2.5 months for a repair request on a toilet that was broken before move-in. The water was turned off when we toured so there wasn't even a way to test it.
Once our repair requests (the bathroom being the main issue, but plenty of other issues too) have been taken care of I will update this review with a communication log from the time the repair was initially requested to the time it was fixed.
I expected a homeowner focus vs renter focus from a property management group, but this is ridiculous.
EDIT: Toilet was fixed, adjusting rating from 1 star to 4 stars. We had other

Have issues on the weekend and burning smell throughout house, they say if I leave a message I will be charged. Last two times I put in a maintenance request did not get taken care of for weeks.
Did your records also show that I had to call three times because no vendor called. I waited weeks. Only after the person doing the yearly inspection came by and I talked to him did anything happen. And I did not leave a message for this issue because your recording stated that if I did and you did not deem it an emergency I would be charged a fee.

First of all I would give no star. I am not the usual type of person to leave bad reviews. However stay AWAY from this property management group. I work property management myself and I have never ever had such an atrocious experience. I applied to rent a home 5 days ago. Sent in all my personal information same day and paid the fees. After that there was no communication. I had to move ASAP and no one made an effort to assist me. I called multiple times and was getting told different information on my review process. After many email attempts there was NO response. This management group is horrible

Friendly, professional staff who actually answers the phone. You would think this would be common practice but after attempting multiple property management companies All County was the only office a live person picked up the phone. Answered all questions knowledgably and took the time without making it feel like it was just another call to rush through. Highly recommend for owners and renters alike!

If I could rate All County a -0, I would have.

My daughter leased from All County for nearly 3 years. When my daughter
bought her first home, she gave All County her notice, 2 months in advance.The property was not put on the market until 2 weeks after my daughter moved out.
Kimberly Dorsett handled everything in a very unprofessional way.
The town home was not cleaned prior to move-in. We cleaned it and paid for the carpets to be cleaned. We also paid for the lease break agreement and thoroughly cleaned the townhome and touched up the paint.The town home looked better than it did prior to move

Highly recommend looking elsewhere for a property management company.
We’re working with a realtor, put our application in, and contact stopped. We put our application in on Friday, here it is Monday and the realtor calls this property company just to be told they had no intentions on screening us for the property we applied for because it had already been leased. And they aren’t refunding our money.
Highly suggestion looking elsewhere unless you want to just throw money down the drain.

If you are thinking about this company to manage your rental please do not. I just wasted a month with this company. You need someone actively working on getting your house rented and provide advise, this company does not do that for you. Take it from someone that just tried them. Here are some of the facts

7/17 - Meet Kim Miller and Natasha at my rental. All good. Give them my ORIGINAL keys (After terminating did not receive any of my original keys and was missing a set. )Owner said I will be receiving updates weekly after their Tuesday meeting (did not happen, emailed them in several occasions

My husband and I just signed a lease with All County. They have been very friendly, very quick to respond, and very helpful for all of our needs. After we applied, it took less than 24 hours to hear back that we were approved, and the lease was able to be signed immediately. Very easy online process for payments as well. We are hopeful this company will be as helpful throughout the leasing term as they have been on the front end.

Working with All County Prop Mgmt has been so great! They made everything so easy and no hassle at all. We were able to view a rental, apply online, submit any documents and within a week we were able to move in. Thank you so much! I would not recommend Kim Miller/All County Property Management to any landlord for property management. I used her for three years hoping she would get the bugs worked out. She didn't. 1) The accounting was terrible and never got better. Reports were cluttered with corrections. I continually found lots of accounting errors totaling thousands of dollars (not in my favor). 2) She didn't take care of the properties properly. Between tenants, she left the A/C on full blast in the middle of Summer running up a $500 electric bill on a vacant house of which she refused to pay any part

There is no better group than Kim & the team. On two different occasions, Kim (without guidance from me) conducted market analyses and was able to negotiate a higher rent amount with my tenants. Her team conducts safety inspections to protect the renter from hazards and this helps the landlord with any liability issues. She is very responsive and is now helping me identify a new potential property (I see this as "above and beyond" her job description). Thank you Kim & ACPMG!!

I usually never write bad reviews but I feel compelled to write this one/

Kim and company were very nice to me when they were trying to get my business. I trusted them and a month later started getting hints of mismanagement. The next two months were a nightmare for me as I spent hours talking to them about various issues and emailing back and forth. In the end I had to let them go. As part of the agreement, they should have given me a month to get another property management. but they did not - and gave me only 10 days. Once they knew they did not have business with me they became even worse

If I could give a lower rating than a 1, I most certainly would. They may be helpful to new or prospective tenants. But when you move in, they do not answer your requests or maintenance within a reasonable time.
I put in maintenance requests that were not considered 'emergency' issues and they were ignored.
They cheated me out of late fees that were not necessary and they refused to waive them. They lied when they said they could not see or are alerted on any issues with receiving a rent payment (I got something in the mail 2 days later). Then after taking 2 business days to review my

Trust me ... turn around and run. I've been renting since I was 18, this is BYYYYYYYY FAR the worst management company I've ever dealt with and I've stayed in multiple states. Please please please please believe me when I say you're better off elsewhere.

Getting your business, they are super friendly and they seem to be willing to do anything to make it easy. We signed a lease and the day we took over the property it was disgusting. Called and they said they would take care of it. They tried but they would not call and confirm times for people or have appointments cancel and it was all "communication errors" This happened multiple times. Me driving to get to an appointment there fro a repair and no one shows up. Was treated poorly and would not recommend them to anyone. Looking back on it all, my family and I would have been better living

All County Property Management gets 5 stars. I'd give them more if that were possible.
After having a property pulled out from under us in a show of very bad faith by another company, All County Property's Shelly, Lynn, and Kim managed to pull out an 11th hour deal and get us into a house. They personally followed up with our references and got us vetted in hours instead of days. We are so thankful to find a management company to help us find a home! We will use them for all future real estate dealings. They are honest and reliable, the two things we found lacking in their competitors
