P M Services is led by it's president, Lori Webster, a skilled property manager with over 25 years of experience in the local market. Lori holds a California Bureau of Real Estate Broker's License.
At P M Services, we take pride in providing you with professional property management. To facilitate this goal, we remain long term members of the California Apartment Association and the Better Business Bureau. Our continued membership in professional associations keeps us up to date with the most current laws so that we can best protect your interests.
The only thing you have to worry about is dealing with your mortgage company, insurance company and the County for your property taxes. We do the rest! We provide comprehensive monthly statements professionally prepared with the Yardi system software. We offer digital delivery of your monthly statements and invoices, as well as automatic deposit of your draws.
Please contact our office at least 24 hours before your move-in date, to obtain or confirm your move-in appointment. Payment of your balance due must be paid at this appointment, or keys to your new home cannot be released. Our office will schedule all tenant responsible utilities to be shut off, effective on your move-in date.
Please review your latest Rental Agreement to be sure the term of your lease has expired so that you can move without penalty. You may turn it in to our office personally, fax to (559) 224-1625, or scan and email it to our office. Your notice will become effective the day it's received by our office, even if dated earlier.

This agency is by far the worst. We applied for a home that has been on Zillow for more than 42 days and clearly no one is perfect enough for this house. Do not go through this company and provide them with all your personal information. Not only did we not qualify with a credit above 700, but when we received the background records we noticed that for one of the applicants they ran the wrong social security number. They mailed us someone else’s information without their consent. Clearly their staff need to get better training at doing their job. Be careful with this agency they are only out

I am surprised if these people are still in business, there business ethics and moral compass is totally skewed up. I had multiple properties managed by these so called "professionals" and once the lease was over on both properties, which happened simultaneously they asked me to pay for "hold" money which is usually for break/fix and other expenses when lease changes etc. As I deposited money, they sent me notification that they will "disassociate" with me and refused to give back my $1200 that was deposited. The office manager is Lori Webster, shame on you! Very annoying

Lori Webster and Cynthia Gonzalez, and Landry and Tracy aren't a friendly bunch. They're probably not going to help you out knowing your legal rights, even though you pay their bills, really backwards how they aren't held accountable for treating tenants poorly. Remember that during COVID19 you can defer your rent and get 6 months to pay back all deferred rent after CA state of emergency ends. Look at city of Fresno website for info and brush up on state laws. Be sure to put stuff in writing with these guys, and keep records. Check other negative reviews.

We are coming up on our year lease and honestly happy with the company and our complex. Anytime we have put in a maintenance request (3 times) Tracy handled them and that was it. Our air went out after hours i called and someone was out the next day to replace it. Our neighbors are nice & hardly see them. The owner occasionally goes around and is really kind even helped me with my garage door since we are currently expecting because he noticed I had to go all the way around to get in with my current son. Due to us expecting this year we will be renewing so I wouldn't let the old reviews

I applied to one of their properties, and two days later then rented it out, but said they were trying to contact my previous renter. I called my previous renter and they said they got no calls from them and tried to call and they did not answer. They didn't even bother to tell me the place was rented just had me waiting until I decided to call once they finally contacted my previous renter they called me back several days later and said I was denied because of a rental reference. I believe they just let people apply to keep their application fees. How can someone apply one day and two days

I have rented from PMS for four years and I have never had any problems with conducting business with them. I rented a single family home with them so I'm not sure if it does from renting an apartment. Every time I put in a maintenance request I was quickly called back to schedule an appointment, they have replaced the ac which was a major problem for me to deal with for awhile, and this is after trying to go down all avenues for a soulution. The ac was the only major problem I faced and that was a issue, nothing PMS did. The reason I am moving is because I need to upsize but other than that

We lived in a house for 3 years. Had very terrible Service with this company. Would never fix anything. And when they finally would get around to fixing things the maintenance would do a terrible job. Also after we moved out. We proceeded to take legal action against this company. Due to all the issues not being addressed. Come to find out The Owner was NEVER informed of any issues that were going on in her home. There was mold growing in the wall behind the shower. They just painted over it to hide it I let the Owner know everything that they failed to do properly and legally. She Stopped using

In the website states you must make income minus expenses is 1.5 times (more for homes). Doesn't specify anything else. The actual application says that what of your INCOME GROSS. I gross more then 3 times for a house. So turned in an application thinking we're more then qualify. Now it is base on TAKE Home Net income.? Thanks for wasting my time and stealing my screening money. My credit score is above 760. If we hadn't had known for this, we've would have not applied. I felt cheated on. At least other would tell us otherwise. They however, did not.

I have to say I am impressed with PM Services thus far. Manager made an extra effort to accommodate us upon move-in. Everything I listed on the move-in condition inspection sheet was dealt with the same week. An additional work order I placed was completed the next day. They also seem proactive with attempting to resolve tenant issues among individual units. Thank you for the fast and friendly service.

Absolutely the worst experience as a renter I've ever had. At first they seemed great and were very quick (with in hours) to approve my application. From there it's all bad and I wish they would have denied my application. This is why:
When viewed the apartment it appeared to be well maintained. I asked the agent showing me the apartment several times, "Does the place have cockroaches?" to which he replied it did not. I asked that question at least three times when viewing the place. Each time he said "No". I accepted that as truth. Having never had cockroaches (and not wanting them) in any place

If you rent from these people they will not give you a spare key (but of course they will have spares of yours!).

I have a horror story with these people. I won't detail it out because I will be going to court on it but this is what I recommend if you currently use or must use P&M that you do two things:

1.) Change the locks. Have the locks rekeyed for $10
2.) Get a cheap camera system. The camera system will let you know if there is any movement in the property while you are away and you can check in on your phone to caught the bad guy!

I rented from this company for one year. There were pros and cons, though for me the pros outweighed the cons. They were pretty accepting of my ex's not-great credit and I felt the rent/deposit amount was fair for the space we were in. The people working in the office were friendly and quick to respond to questions, service requests, etc. The move-out process was pretty smooth, and we got a reasonable amount of our deposit back (they charged for general cleaning, which is pretty typical in my experience, even though we left the place spotless). My main issue was that they do not do ANY business

Filled out the application with provided paperwork. Stated we got denied because of dogs. The listing said they allow dogs? Then I try and get the paperwork filled out for ESA then they tell me the owner won't rent it out because we had a bad reference on our dog. Told us two different stories. I'm not sure what their deal is because they can't seem to get their story straight and like to drag people along. I say if you can go elsewhere do. This company is the worst I've ever worked with. Had they have been honest and quit switching up their story then maybe I would have let

I'm currently renting a condo managed by PM services, at first I was hesitant because of all the negative reviews but I'm glad I gave them a chance. Cynthia at the front desk is such a sweetheart & has never been rude to me, she answers all my questions & usually gets back to me in an hour. Tracy who manages all the work orders is also a sweetheart, when I have a problem she's on top of it & gets it done ASAP. Out of all the apartments I've rented from she's hands down the BEST at getting things handled and not dragging it on. A reviewer said they waited 45

PM Services are Wonderful. We have been clients of PM Services for over 10 years. They have
done an Excellent job of maintaining and renting our 4-plex in Fresno. They have always been prompt at requested repairs. Their staff are highly professional, helpful and they find responsible tenants for your property. PM Services have Excellent people to maintain, repair and do any upgrades to your property. Our tenants are happy with PM Services. We are out of town owners and are very grateful and happy our property is being managed by PM Services, we highly recommend PM Services.

PROS:
1) My application was ran promptly.
2) Communicative via email and telephone regarding any inquiries about my application.
CONS:
1) First communication with PMS representative by telephone, her attitude was extremely curt and there weren't any improvements thereafter.
2) Same rep called me to inquire about a rental reference response she received, stating "good tenants" indicating more than one person (plural). I told her that my brother no longer stayed with me (which is part of the reason I am moving out). There were no further questions.

they took over 45 days to fix my AC, and then kept most of my deposit, when we turned the house in better condition that it was received! do not use them at all, you will regret it!!!

First, it should be be noted that it is very rare to find a positive review for a property management company. If one finds it important enough to say something, it's usually to warn people. That being said, here is my warning.

I see they removed my review.. and they will continue to flag and try to remove all the negative feedback they get.. All I have to say .. TAKE PICTURES OF EVERYTHING! ... Keep copy of EVERYTHING. They couldn't charge me with anything I left the apartment 100% better than How I got it and I got pictures to prove it and they only gave me 20 Dollars back from my 500 Deposit.
Not to mention They give you all these warnings that they charge about 25 dollars each back then 6 yrs ago .. Not sure how much they cost now. I was late only 3 times In the whole 4 yrs I lived there and only because I called

I have rented apartments for most of my life, and PM Services is the worst management company I have ever dealt with. Their belligerent attitude and unethical practices are appalling.

When I first moved in, I had to fill out the walk-in check list without even walking through the apartment. I had to fill it out at their management office miles away from the apartment unit. I was told that the walk-in check list must be completed as "everything is OK" or they would not give me the keys. Then charged me for everything that was wrong with the apartment after I moved in.

Mean, dirty, irresponsible slum-lords. Everything the other posters have written here mirrors my experience with this company exactly. They will never address a concern. Their timing suggests that if you voice a concern that they will be quick to follow up with one of their ALL CAPS letters about what a trashy tenant you are. Living here makes you feel like trash.
