Found the perfect rental? Listed by local dwelling? Run. Run far, run fast and do not look back. After finding and viewing our "perfect" rental property about one month ago, we submitted an application. After weeks of silence and multiple attempts to contact the agent, we learned of our approval for the property. Great!! - so we schedule movers and contact the agent for lease and move in details. Radio silence. Not one phone call or text message answered or returned.

My rental property managed by this company for more than 30 years, just got a major repairs and improvements due to the age of the house. Their teams did a great job.
All were well done and promptly completed as scheduled. They kept me updated during the entire process. The quality of their service has been consistent during the past 30 plus years. Thanks again.

My roommate and I rented a condo from these guys... it has been the worst experience I have ever had. when I called to ask for the second control to access the building, they told me to use the one control until they get more quotes to fix the system. essentially do not have access to the condo I rented. Talking to Jamie on the phone was extremely upsetting. he told me to call the owner of the unit to see if he or she might have an extra.

I tolerated this company for 10 years in their so-called management of one of my rental properties in Dallas. They gladly took their 10% off the top, but I got little to virtually nothing in return. Local Dwelling was effectively working for me yet there were times when I would go days waiting for responses to my emails or requests. Conversely, when they called or emailed me regarding the tenants' requests, I was always johnny on the spot with a response. In the last few months of my agreement (which ended 12/31/2017) with Local Dwelling, they were very slow to credit my account with the

Do not rent from them!! Poor service, poor communication, verging on dangerous. I've given notice and they are showing the house, and had someone working on a repair without my knowledge; after which I found the window in my daughter's room unlatched. When I reported this to my contact I received no reply. Thankfully the police are patrolling. I just want to get out of this place alive!! NO !!

Please do not use this company! You will hugely regret it. It is by far the worst company I have ever dealt with in my life. I cannot even begin to explain all the problems we have had with them, and on top of it all the staff will NEVER communicate with you. Don't ever receive a call back or anything to be fixed. You will literally be left on your own to deal with all their problems. Even if you really like one of their properties please please don't fall for it.

We're a tenant in Denton at one of their apartment complexes. They did not inform me that they were reorganizing their company (And why would I care) and so I did not know that they required payment a different way. I had been sending in automated payment through my bank's Bill pay for about 4 years. When they changed their processes, my payments were still being deposited by them but they did not keep track of these payments in their system but maybe half the time.
It's been extremely unpleasant working to get them everything

This is the worst company I have every worked with. After move-in, they do not communicate with you - good luck getting through to someone directly or getting a call back. My AC went out and I did not get a call back from them until 3 days later (after I called 5 times) to tell me that they were still getting approvals for the repair. My AC was out for a total of 5 days during the middle of summer....
I just moved out and they charged me a ridiculous amount for painting. They told me that they would be required to paint anyway since we lived there for 4 years, but they would charge us for priming

I must say this company especially dealing with Rob H. has been so unprofessional. I entered into a one year lease and my lease was ending, so I gave 60 days noticed because I was planning to purchase a condo in the same building. Within 30 days, no units available then after 2 weeks, a condo became available and I purchased the condo. They told me I owe them over $16K which was absurd. I had several people interested in the unit and they never received a call back and one was actually a realtor that lived in the same building. Anyway, just be aware in dealing with this unprofessional individual

I would not rent from this group if you can help it. When I moved in, my place had clearly not been cleaned since the last person moved out. It wasn't just dusty, there were spiders, some sort of droppings, and cobwebs in every corner and even on the walls. I couldn't believe the state it was in. To add to that, I discovered a broken window in the dining area with about a 1 inch crack to the outside. Pretty sure you must provide a watertight home within the bounds of the law, but instead I was told by the leasing agent that the issue was "minimal." So fair warning of what they

STAY AWAY!!! We had issues from the day we moved in to one of their rental properties. To begin with, the house we rented was not even professionally cleaned even though they require that you have the house professionally cleaned prior to moving out. There were also many small maintenance issues through out the house, but we were willing to fix these minor discrepancies ourselves. However there was a major issue with an extremely foul odor coming from the carpets in all the bedrooms, since the previous tenants had four big dogs living inside the home with them. Worst company I ever rented from in 20 years. Eager to get you to sign the lease with promise of fixing and repairing issues till you have signed and then nothing is done. Even changing a simple light bulb forget it! The work upon move in was the worst workmanship I had ever seen. A two year old could have done better. All I have gotten was excuses that's been it!

Local Dwelling rented me a condo with a 12 month lease. The condo was dirty, had non-working lights and broken appliances when I moved in. I had to complain for over 6 weeks to get things fixed. Two weeks later they informed me that the owner was being repossessed on and I would have to move out! They knew the status when they rented to me and the lease was fraudulent because it said they were not aware of any liens. The HOA-whom they were representing and the bank both had liens. I strongly recommend you stay away from this company

Very straight forward and easy to work with company. I've worked with a couple other companies in the area to manage and lease my properties and they nickel and dimed me and my tenants to death! Not to mention that getting ahold of them for small issues, much less big issues, was a nightmare. I pay a little bit more on the front end now for management, but they don't kill me and my tenants on the back end with all of the additional bogus fees. Plus, I can actually get someone on the phone at this place and if I leave a message they always call me back that day or the next. AND, most importantly

Since having several issues with the company, I have been contacted and grievances heard. While some issues and questions were answered/addressed, there are still outstanding complaints. This is definitely a company you have to stay on top of if you expect standard communication.

Throughout the lease, we were often sent random emails about unpaid rent. We had to spend time providing copies of bank statements and cancelled checks to prove that the error was in their own accounting.
