We provide a valuable ongoing service in the fields of property management, bookkeeping, tax preparation, public notary, and real estate sales. Moving to a new area creates a variety of concerns. You want to make sure that the rental space you select meets your needs and complies with many of your goals without going over your budget. At Stanislaus Property Management Inc, our team of experienced professionals understand that you have specific goals and we strive to listen to your plans before recommending any rental homes.
There is a Non-Refundable $45.00 fee per person for processing the application. This fee covers the obtaining of a credit report, performing an Unlawful Detainer (eviction) search, making phone calls and for clerical time. All persons 18 or over must complete an application and pay the fees. All credit verification monies are nonrefundable.
Deposit will be increased for each small animal under 15 lbs $300 and over 15lbs will be $500. Proof of insurance with a hold harmless clause for the pet naming the owner and his heirs and Stanislaus Property Management, i.e. Clover Equities Inc. as additionally insured and this policy must cover animal property damage and liability for injury should the dog cause damage to a person.
We want to make sure you are protected when worse comes to worst and that you avoid costly consequences. Stanislaus Property Management Inc requires all residents to enroll in Liability insurance ($100,000) for damage to the landlord's property during your term of occupancy. If you've never had Liability insurance before, rest assured we've considered your side already.

If u are a tenant and have questions your better off loging into the portal and figuring out your self, Theresa answered when I called the office and gave me attitude like I was bothering her with my question was very rude with her tone and when I told her no need for the attitude she didn't eve care not a very placement.

Called interested in a property the lady couldn't give me any info other than what I already saw online. I asked how I can see the unit she said "units aren't allowed to be viewed until your application is approved" umm why would I pay $45 per adult to apply for a unit I'm not 100% sure I'm interested in?

The lady I spoke to on the phone had no patience or any knowledge of any of the companies listings policies or procedures. She kept directing me to their website but that doesn't answer my questions. You have no idea what your talking about and I don't know why they hired you should look for another job.You were helpless.

I have been renting from this company for 8 months now and I would strongly recommend renting elsewhere. First of all I moved in the house was supposed to be move in ready and cleaned , nope that was not the case I had to wait and they had to come back out while I was trying to move in and clean . Prior to me moving in they did let me know they were having the main bathroom redone and it should be done by the time I moved in. Once I moved in I realized what a horrible job these people did...To say the least we're not even license. Property management came out and seen what a nightmare it was

This is the worst property management ever! They will steal your deposit even if you clean. They never keep there word and don't fix nothing and if they do they have horrible handy men who basically jimmy rig every thing and it falls apart. Do not trust them! They are so rude and have never got back to me about robbing my whole deposit. I hope they get shut down! I am working on getting this property management in so much trouble for all they do. WORST example I have ever seen of a property management company. The person answering the phones has no idea what she is doing and the manager is never there. I hope the owner figures out this manager is turning his/her business into a pile of crap.
Its no wonder they are 1 star on Yelp. I lease a few commercial properties and was absolutely horrified by this companies customer service. I would never use them to lease my personal property (god forbid!!!) and I certainly will never rent a property from them.

Horrible. Non- professional. I lost money because of them and they refuse to give it back. They are too strict. They nit-pick everything you do. It does not feel homey at all. You can't have chairs outside your apartment to sit in. In fact, nothing is allowed outside your door. There's a new note on the door every week with more rules, they watch your every move on there camera's. Not worth your money. Choose someone else to rent from.

Ive been with Stanislaus Property management for over 13 years and they have been nothing but great workers. Ive seen how helperful and attentive they are to there attendants. They had a brand new fence put up for me at the house within hours were i rent from them now , new roofing and consistent yearly inspections. I am well taken care of by SPM, i would recommend anyone one to them that needs housing.

SPM has handled the rental of a house for us for nearly nine years. They found a good tenant, who has remained in the home the entire time. SPM is on top of the rent, provide timely and accurate statements, and receipts for all repairs. Significant repairs are always based on at least two bids/estimates. When the tenant had a bit of hardship and had difficulty with the rent, SPM called us to see what we would be willing to do, if anything, to work with the tenant.

After viewing the pics of a cute, clean, little home online, we visited the property at 1518 G St in Modesto with an agent from their office. Nobody from SPM had even visited the house yet, after the last tenants left. We walked into a home and property that was completely run-down, broken, and filthy, with the front door pushing garbage out of the way as we entered. A week later, they hadn't done a thing to make the house ready (the contract move-in date had now arrived). 10 days after that only the carpet had been shampooed, when it should have been replaced.

We were told our home would be ready on a specific date, the same day they gave us the keys to move. As soon as we arrived, the door knob was damaged that I really thought we were given the wrong keys. Straight to the point, it was a wreck inside. Stove was extremely filthy, toilets were clogged and yellow, carpet in closet was never changed. Lately, we have been seeing what can be either mice or rats in this place. The backyard was never touched, dirt is all uneven and weeds are grown almost a foot off the ground so my kids can't even play out there. A couple of the blinds were extremely dirty

This place called us again at the end of the day yesterday and left a message that they would arrange a better move in date, which was now BEFORE the 1st. We called back today to tell them we would just take it (our time is running out). We were told to drop off the deposit by 3, it was currently 11. Before I could get ready they called back to say they took another app instead. these people really need to be reported to the bbb

HORRIBLE HORRIBLE HORRIBLE. My father has rented from them for years and recently passed away. They were horrible, insensitive and rude. They changed the locks the day after he passed away and wouldn't even let us go in and get his belongings even though his rent was paid for the month. They had no compassion for our situation and never even said they were sorry for our loss. DON'T DO BUSINESS WITH THIS COMPANY.

I had SPM manage a property for me for about 2 years. What I learned was that unless you were on top of them to ensure they completed tasks from a management side of things they would go undone.
As far as taking care of the property itself and handling any issues that arose there were no problems. The only issues were all administrative and to do with paperwork/payments. For example, it has taken them more than 60 days to return my reserve money after they sold the property for me. Terrible company. Scam artists. They will steal your money and smile in your face while they do it. Just moved out, got "refund" and they charged my for 16 days unpaid rent that I wasn't even there for, AND new tenant was moved in for. So for those 2 weeks they got rent from me AND new tenant. BS!!!! And they charged me $120 for blinds repair?!?! All blinds were in perfect condition when I left. One small window by front door NEVER had blinds, and I am assuming that is what I was charged for, blinds that never existed before I moved in. This company is just unreal. I would not do
