We worked with Jason at Pioneer Property Management(PPM) to secure a new apartment. We had a unique move(coming from abroad) and Jason was helpful and responsive every step of the way. His quick response times, courteous attitude and flexibility all helped us to feel more comfortable during a stressful time. I can't say enough about how great he was from start to finish. This place is probably incredible if they are working for you. If you are the renter, do not expect a thing from this company. They don't reach out regarding anything and will nickel and dime you to make their money. Modern day tax collectors. If you are a renter with this company brace yourself for the worst. This was the office in Denver colorado not the company as a whole, I cannot speak for the whole company, just that specific branch.

Shannon, The Director of Operations for Pioneer Property Management reached out to me to apologize for my experience with their company, which I appreciate very much. I wanted to view another rental that is listed thru them and he went out of his way to schedule a fast appointment for me and the agent, Jacob, was prompt, friendly and professional. Though the home was too small for me, I believe that Shannon has shown me that their company does seek to perform professionally and efficiently so I am updating my rating to 5 Stars. Jason, Jacob, and Sheila are amazing! We have been contacted promptly about any and every need we have had, even prior to becoming tenants. We were explained our lease agreement in depth, and had been informed of some changes to the property shortly after move-in, to increase convenience to yard care. We were given access to paying rent through an online portal to make things easier (of which, has an app that keeps track of payments and service requests, along with having access to our lease agreement and insurance). I’m so very pleased to have an attentive property management care for our renting

We moved in a few weeks ago and have been very happy with our experience so far. I asked a TON of questions about the lease and move in process and Jason was prompt and kind in his responses. We had a long move and he stayed after hours to get us keys and paperwork, even making an extra trip to our place to accommodate our needs. We feel so thankful for the kindness and generosity he showed in getting us settled. Moving can be stressful and he did all he could to make it easier.

I met with Jim, liked the services presented and the rates. Very reasonable.
From there, Taylor was great in moving things forward, getting the place updated and working through finding tenants as the pandemic started to move through Colorado. It was a stressful time, but PPM found some good tenants.

As the owner of a couple of dozen units which I have managed for many years, I was very particular about the decision to turn over those units to a management company, I didn't think anyone would care about the properties with the same interest as an owner does. I couldn't be more impressed with the business and how it is run. The whole idea of property management is that they are hired and then we "forget them" because the process is seamless and the rental is filled. I love not having to worry or deal with the day to day functions. They perform their service excellently and I would refer them to anyone I knew who needed: quality service, zero vacancy and amazing tenants.

I am currently pursuing legal action against this company for their negligence, breeches of contract and inaccurate charges in "managing" my property. For a few examples, the previous tenants they put in place and were responsible for in my property damaged my brand new expensive roof and created an eyesore by installing a satellite dish without permission (see photos). Not only did they not catch this as they should have, they did not intervene in any way after I pointed this out to them immediately when it happened. They did nothing. One more update - this year we arrived back to our home that we had not seen physically since we decided to self-manage the property. I discovered an issue that I felt had gone unresolved since we had previously worked with Pioneer (one year ago mind you) so I contacted Shannon, who I had been working with formerly. Although he could not find in his records any history of the specific repair being done, Shannon went above and beyond to send a repair man out to fix the issue without any cost to me. This is something I really respect and it will remain with me as I move forward if I should ever decide

The showing agent was great. Professional, upbeat and helpful. But when we got to actually apply for the property, that guy was not as helpful. Dismissive almost to the point of being rude.
You can tell it's a seller's market in CO. I moved here in 2009 and this is the worst experience that I've had trying to find a place to rent that wasn't in a complex.
The sad thing is that this is just one of 3 reviews I'm leaving and it's not even the worst.

I would not recommend this place. Overpriced, super bureaucratic, and full of red tape. These folks will not treat you like a real person, and they will say things on their tours like, 'Why yes, there's central air', when you point to the thermostat when in fact they have an old unit in the garage they expect you to haul and put into a bedroom window. I had a major mouse issue when I lived there that had been a major issue with prior tenants that was handled not by getting an exterminator and repairing the structural issues that were causing the problem but instead by suggesting

Our experience with this company is very frustrating. Everything is through an automated system. You don't get to talk to a real person.
We scheduled a showing on Saturday morning. The system automatically generated two confirmations. But, when we drove one hour to get there, no agent showed up. We tried to contact the company, but we couldn't talk to any real person. It's a waste of time. Very frustrating.

I hired Pioneer to handle one of my rentals last year and have now hired them for my 2nd property.
Ultimately I think their service pays for itself, and I think hiring local professionals to do what they are good at makes good business sense for me. In particular, where I would typically have a month or so of vacancy between old tenants and new, they have worked hard to get my properties re-rented right away. That decrease in vacancy period by itself pays for a significant portion of their fees for me.
They have also have gotten my rental rates in line with the market, and they keep them in line

This management company make up a number of fees to create revenue out of thin air:
- charging flat rates for water, sewer, trash, that are significantly higher than what bills actually are (looked up a few properties, 50%+ margins in some cases vs actual avg. on bills)
- lease preparation and administration fee of 15% of one month's gross rent - they use copied and pasted documents, prep has no correlation with rent charged.
- Also seem to still accept application fees after several apps have been submitted, wouldn't tell me if apps

I've been living in California for the past 2 years and Richard and his team have contacted me...maybeeee 2x? That's EXACTLY what I wanted from a management company. Someone who does everything while I still get paid every month on time my condos rent. Great job in handling all the tenants requests and issues.
Complete peace of mind with this group.
Oh and they rented my unit out 2x.
First tenant moved out of state, appt didn't stay vacant for more than 1 week. They handled all the paint, fixes, new contracts vetting etc.

I've had nothing but a fantastic experience with Pioneer. My calls are always answered quickly, and issues resolved super easily. Their online payment system is great, and saves time and paper. We love our house, and we appreciate that when we call with minor issues and questions, they care just as much about keeping the house pristine and in great condition as we do.
Great policy with pets too, and willing to work with us. I hope to stay here and keep doing business with them for a long time.

Richard and his team are kind of bumbling around it seems. I went through I don't know how many points of contact in a little over a year as an owner working with Pioneer. I promised one point of contact by the owner yet still got emails from varied people. Serious lack of follow through on many things. Also a lack of communication a couple of times when something needed maintenance and the only way I found out was the bill at the end of the month. The right hand is definitely not talking to left here.
