My name is Victor Sparks, owner of Renaissance Home & Commercial Inspections, and I specialize in residential (including multi-family) and commercial inspections. I am a member of CREIA (California Real Estate Inspection Association), AAI (American Association of Inspectors) and NACHI (National Association of Certified Home Inspectors).
There are many times when an inspection can give you an advantage. If you are buying a home or commercial property, getting an inspection means you know about any problems and their solutions before you move in. If you are selling, getting an inspection means you know you are complying with full disclosure laws, and means you can consider selecting contractors rather than waiting for the buyer to do so.
A home cannot fail an inspection. A professional home inspection gives you an independent, unbiased view of any problems and their solutions, so that you will have all the facts you need to make a sound, informed decision. Depending on the size and condition of the home, a thorough home inspection will normally take no more than four hours, usually between an hour and a half and three hours.

Victor was on time, and spent over four hours on the inspection. He took us on a walk around the property and showed us all the problems. It was very complete and well written with lots of photo examples. We were able to easily figure out what the most important problems were and act on them. We would recommend Victor.
