Radon is invisible and has no taste or smell, but it may be a problem in your home. Radon is a naturally occurring radioactive gas produced by the breakdown of uranium in soil, rock and water. Air pressure in your home is lower than pressure in the soil around your home's foundation. This difference in pressure creates a vacuum, drawing radon into your home through foundation cracks, sewage drains, sump pits and other openings.
The undersigned B Safe Home Inspections of Illinois, Inc., a locally owned and operated business, will conduct a visual inspection of the property you plan to sell or acquire at the Property Address stated on the attached invoice in a manner consistent with the provisions below. See attached invoice for the price breakdown of full charge and type of inspection you have agreed to, as well as which B Safe inspector you will have.

Critical:Â Quality
An inspection done less than 4 years ago missed several structural issues resulting in more than $14,000 we have to pay. We recently had another inspection done and the issues discovered existed when the inspector from b safe did his inspection. We would not recommend this company.

What's the purpose? They inspected my home and passed it with flying colors... only to find out that my fireplace needs to be replaced (a $5,000.00 + repair) my outlets had to be replaced. My outside faucets had to be replaced and rain water is pooling next to my foundation. A total waste of money and time. I dont know why the house market requires you to waste money using these services.

I definitely recommend BSafe home inspections! Mark's very thorough inspection & re-inspection was vital to saving me from making a huge mistake in buying a certain home. Dave was great on the phone and made the process easy for me, very dependable. Great attitudes, thorough inspections, answers all questions, always on time, honest, sends reviews in a timely manner. I used them for a home inspection and now am the proud owner of a house with a disconected dryer outlet.
When i called to inquire if it was connected and functional at the time of the inspection i was told they don't test washers and dryers because they are personal items that usually get moved.
I get not testing the washer and dryer units, but what does that have to do with testing the
washer and dryer outlets?
Other than this debacle the rest of the inspection seemed adequate.
Just be aware THEY DO NOT TEST WASHER AND DRYER OUTLETS!!

Tim at BSafe walked me through his inspection process and I feel very confident about my decision to purchase my home. Mark Luparell at B Safe is a very thorough inspector. We appreciate the diligence exercised in our home inspection. They're punctual, considerate, patient, and detailed. They also take the time to explain their findings in a manner that's easy to follow. Would recommend their service to others needing a home inspection.
I also appreciated that, when Mark inspected our house for our buyer, he made sure to be very quiet, in consideration of our baby who was under the weather at the time.

The guys at B-Safe are reliable and trustworthy. I have used their services on two home inspections. One for selling and one for buying. Mark did a great job of noticing small issues which may be easily overlooked. I was walked through the home and given details about each item which was noted on the report. Their response time is quick and their prices are reasonable. I would recommend.

Very professional, friendly and patient with me as a pretty inexperienced first time home buyer. Walked me through everything they found, any corrective measures I could easily do if I wished, and if anything needed done that wasn't an easy fix they made sure I knew who to contact in order to get it resolved. I had B Safe do my home inspection for the house I am buying and they had Mark Luparell perform the inspection. Mark is top notch! I don't think this guy missed a thing, he was extremely detailed and caught multiple material defects with the home that would have cost me big money to fix myself. Do to his detailed report we were able to get the sellers to take care of a chunk of the major expenses. He was fast, professional, and very virtuous. He was a genuine as it gets, and I am very happy that I decided to go with B Safe! They seen the only company that I would recommend to any for your home

Wouldn't think of buying a house with out an inspection. If you are looking for professionals that have been in the business a long time and know what they are doing look no further than B Safe. We have purchased two homes in the past 20 years and consulted B Safe for both. They were knowledgeable and professional every step of the way. They put my mind at ease on things I was worried about and pointed out issues I never would have known to even look for. I hope I never move again but if I do the first call I will make when considering a home is to B Safe!

Mark was very thorough and very easy to work with. I was alerted of even the minor things and received his honest opinion on everything. After having a bad experience in the past, inspections are nothing to skimp on when buying a new house. And BSafe is the way to go to make sure you are aware of everything when making the big move.

This company caused me several thousand dollars when selling my last house. The roofing terms they used in the report scared the buyer and they wanted to replace the roof. When I called a roofing company in Springfield to look at roof and give me estimate they said that roof was in good condition and would last for another 5 years. When I told them what the report said, the roofing contractor said 'You had B-Safe do your inspection?'. The roofing contractor said the terms they used on the roof aren't even roofing terms. STRONGLY advise AGAINST using this company if you are the purchaser of a house preinspected by this company. My mistake. I should have had another inspector of this house hired by me to do a thorough inspection, not a cursory one, an unreliable one, done by this company. My saving money by not getting my own inspector has cost me thousands of dollars in repairs bringing my home up to code in plumbing and insulation.
