Applications may be denied if the information is unable to be verified within 3 business days. Processing typically takes 2 business days unless there are verification delays out of our control such as past landlords or county criminal records.
If at the time of applying, the applicant wishes to rent the premises, the applicant can pay the security deposit and sign the rental agreement as a contingency lease (the unit is yours unless you are denied via the application process).The contingency is that Morgan Property Management still needs time(typically two business days) to complete the application verification process.

At Morgan Property Management, we treat your home as our own. We offer a wide range of property management services to fit your needs as a landlord or home owner, and tailor our services to ensure that you have the highest level of service for your home. The rent is due on the first of each month. Rent is considered past due at 5:00PM on the 5th day of the month.
If a resident has good credit it is common practice to collect first month's rent and a security deposit up front. The security deposit is held in a separate account as required by real estate regulations. Deposit amounts are typically from 80-100% of the monthly rental rate. As professional property managers, we have access to a couple databases of rental information for the valley.

Had my fence replaced and my neighbor is renting his place through this agency. They said they would help cover the fence cost but never sent a check to the fence company. They never answer the phone or call back. One time I actually got a hold of them and they said they will send it out. Still no check has been received and now I just have to eat the cost and pay the fence company so they don’t repo the fence portion

The absolute worst company. I rented from them for 2 years and they were not at all responsive when I had maintenance issues. The power failed in half of the house and I had to wait 1 week before it could be repaired. I paid for furnace filters and received 2 the 1st year. They will not return calls or emails. They even tried to bill me after I moved out. For my new house in Mississippi.

This is our second home through Morgan Property Management and we are completely satisfied with them. We were able to move in quickly, inspections were done via apps, and everything was able to be done online. Very efficient. If we have a service issue, it gets taken care of promptly and we feel we are cared for. I would highly recommend this company for both tenants and landlords.

We are very happy with our new place and they’re one of the fairest priced management companies to go to. You can pick up the phone and call and they’ll answer or get back to you quickly. I have lived in Briarwood place apartment homes for 2 years and they were the worst 2 years in my life. If you wanted to move there, don't. Please see the attitude of the leasing office staff, it seems that the company picked them up very carefully to choose the rudest people on the planet. I have never seen people like them in my life, when you talk to them the don't wanted to hear. Thank God I lifet this place, they treat in a way that makes you don't wanted to deal with them. If you are planning to live in their property please pay a close attention on how those people talk and you will understand

Brandon is only a good landlord if you are able to pay rent every month. If it get to the point that you cannot pay rent or a situation comes up out of your control then he is not someone who works well with others. I just sent him the latest CDC's eviction documentation that our family is eligible for and he blatantly ignored it and continued to go to court regardless. He has no regard for federal regulations and no regard for his tenants. We have a sink food disposal that needs replacement and we told him so and he has not sent someone to fix it. I have two rental properties in Boise that I tried to manage from San Francisco. it became too much for my schedule so I tried a couple property management companies. As soon as Brandon took over managing I was immediately impressed with his professionalism and ability to manage the need of my tenants and myself. Legerity, now Morgan Property Management, has managed our Boise area properties for over a year. They stepped in on short notice after we had problems with our previous manager and handed a crisis sewer line break with ease.
