I have bought my fair share of homes over my lifetime and I have never worked with such an incredible inspector. Andrew did the inspection on a home I am buying. Not only did he spend 4 hours inspecting property to make sure the home was good, he then walked me through the entire house and showed me several things on top of educating me on things to be on the lookout for so the home stays in good condition.

The most thorough inspection I have ever had and the most educational. If you are buying a home in Michigan, I would highly encourage you to Andrew at Spotlight Inspection Services. Prices are very fair and service is 2nd to none. I appreciate the honesty and thoroughness of this report. Andrew came in and explained everything to us as he inspected and he gave even more detail and explanation in the report.

He saw the need for integrity in the home inspection business in his community. Having a background in real estate and mortgages he would see how home purchases would fall apart quite often due to property challenges; most of which could be addressed upfront with a quality home inspection.

Andrew saw there were services that he could provide to his community that would help people fulfill their dreams of homeownership and protect their investment as well.Spotlight Inspection Services' mission is to give clients the information necessary to make a safe and sound decision about a home for their family.

A home inspection is an unbiased evaluation of your home's structural, mechanical, and physical components. At Spotlight Inspection Services our primary concern is the safety of your family. Hidden issues can cost new homeowners thousands and thousands of dollars.

Most home inspections take anywhere from 2-3 hours and afterward, you will be provided an in-depth report of every portion of your home, including digital photos taken during the inspection.Walk the property and assess the foundation, grading, siding, walls, driveways, sidewalks, and all general components.
A sewer scope inspection is where we insert a long, flexible rod with a camera on the end of it into the pipe cleanout and we observe conditions in the main lateral sewer pipe from the house to the city sewer access. The main sewer line that connects your house to the city sewer is the homeowner's responsibility and if a repair is necessary is can be costly to fix.
Mold isn't a bad word. Every home has mold and mold spores in some quantity. Mold only becomes a problem when there is too much of it, when it causes problems for your health, or when it is unsightly and causing damage to property. Surface testing is done by collecting a sample of mold or running a swab along a location that appears it may have evidence for "microbial growth."
