I spent six years with a subcontractor building residential homes in and around Gainesville, Florida. I practiced law for 20 years with an emphasis on construction defect litigation. I started my own home inspection business in 2004 and successfully completed the National Home Inspectors Examination.
Our home inspection service is a visual inspection of the structural elements and systems which are accessible. We typically schedule two inspections a day: Monday through Friday at 9:30 a.m. and 12:30/1:00 p.m. We do not schedule inspections on Saturday and Sunday or on most holidays. Most people will be amazed to find that there are NO federal regulations governing the home inspection industry. The State of Florida DPR does require licensing and continuing education classes but that does not guarantee knowledge and experience. Ian and Lynn were wonderful to work with. Ian conducted a wind mitigation inspection for us so we could update our home insurance. Ian was very thorough, went up in the attic and on the roof, explained his findings to me, and sent me the written report at the end of the day. I had a much better experience with Reliance Home Inspection than another Gainesville company that did our buyer's home inspection earlier this year. I recommend Reliance Home Inspection.

Ian is a very professional, polite individual. Unfortunately I don't think he is a very good home inspector. He did a pretty good job overall in the house, but missed several pretty big things. First, he never went into the attic. If he had, he would have discovered a broken duct that was venting AC into the attic. Second, and far more importantly, he missed a broken pipe leaking water in the kitchen. I pointed it out during the inspection and he guaranteed it was a small hose that was leaking. I didn't realize until I went to fix the problem, but what he guaranteed to be the case literally could

Ian Millinoff went above and beyond the call of duty during my home inspection. He walked me through some of the potential trouble spots in my home and showed me a number of small repairs I can make now that will save money in the long run. He was both knowledgeable and thoughtful in his advice, and he did not make assumptions about what I did (or did not) know about home repairs.
