Reached out to Onsite to inquire about a home that met our needs but was outside our budget and asked if the homeowner was open to negotiating on rent. I've been in property management for 5 years now and know from experience how to handle these kinds of questions. Instead, I was met with an incredibly curt and rude reply. Additionally, the home they're marketing is listed about three hundred dollars over market value which indicates to me that their bottom line is just money.

After renting for 25 years, I have recently left a property managed by Onsite Property management. Maintenance requests take up to a month to respond and then its basically they can't find anything wrong. They kept most of my deposit for cleaning carpet that is over 15 years old and general cleaning, there was no cleaning that needed to be done. I guess buyer beware... Of course if you rent you are stuck with whatever property management the owner decides to hire.

This rental company is a total scam. Do not rent from them. The house we moved into was disgusting. After renting for a year, they took almost our entire security deposit and claimed it was for cleaning. The cleaning fee consisted of $400 to clean under the appliances, $200 to clean the carpets (carpet was only in the 2 bedrooms), $150 to clean the blinds (also only in bedrooms), and $350 to replace the locks. I’ve rented from many places and have never been charged for them to replace the keys. Especially considering all sets of keys were returned.

We switched to Onsite early in 2020, just as the Corona Virus was being released. I'm so glad we chose them. I get Emails about tenant requests, maintenance work done, any late payments, deposits to my account and even the new laws passed that affect us. Even when people are working from home I've been able to get through and get information. I'm still learning their online reporting system, but find it very useful for analyzing the properties and their performance.

Worst customer service I have ever experienced in my life honestly. First off, Erica & Teresa should be fired for the way they handle customer service and operations for this company. Erica spoke to me with such disrespect and profanity that I cant believe she still has a job there? Teresa never once answered my phone calls and constantly avoided calling me back or would hide behind emails. Teresa would try and put the dumpster fire I was involved with onto her other co-workers and avoid the problem all together. Then steps in Erica, non professional, cursed at me, and an embarrassing attitude

The only negative thing about renting with Onsite Property Management is the maintenance. We have not dealt with any other aspect of this business to have any complaints. The price is great if you have no problem replacing appliances (washer, dryer, dishwasher) or maintaining the condo that you rent by yourself. Prior to moving in the carpet should have been replaced. In one of the bedrooms there is a section of the carpet that was cut out and replaced that looks unprofessional. Every unit in our complex has a sliding screen door except ours. They refuse to install a screen door because it is too

This new company took over from Legacy Property Solution's mess. Onsite Property Management Services has been unimpressive since day one. They took over and the first value destroying action they do is raise my rent from 575 to 600 for no reason. The property is run-down and in need of serious renovation and care. It's as if they ignore the concept of giving the tenant more value for their money instead they take, take, without ever giving anything of value back.

This review is being written to recommend the extraordinary accounting only service provided by Onsite property management staff led by its president, Ryan Williamson, to other HOAs. In 2017 my wife and I bought a condo that is part of a small 9-unit HOA. Soon after purchasing our unit, I joined the small 3-person board of the association. From August 2017 to August 2020, we had used three different property management companies.
