When we need a weekend getaway, this is our spot. We like being within walking distance of the downtown area. The rooms are clean and welcoming. The house is charming and comfortable. In the summer, the landscaping is beautiful. Some rooms are better than others but i think it comes down personal preference. Their customer service is excellent. It is pricier than a hotel room but it's far more charming. The only downside is their food. Since it is a B&B, i expected a yummy breakfast, we got an ok breakfast but nothing really stood out. Beautiful home & great accommodations!
We stayed for 4 days & 3 nights. We stayed in the Avery room and it is gorgeous! Fireplace, large room and the bathroom is fantastic with radiant heated floor.
Very helpful staff. Owners don't appear to be onsite, as we never met them.
Breakfast was disappointing as they cater in food from local restaurant, and wasn't that good.
There is a freight train that comes through town around 2am. Thoughtfully the Inn provides earplugs!
Very convenient to all of old town Ft Collins and walking distance are restaurants & shopping.

The Edwards House is a charming place to stay while enjoying the heart of Fort Collins. Located in downtown, we walked or biked anywhere we wanted to go during our stay. The staff is lovely, the inn is quiet, and is fully stocked with anything you might need during your stay. We so enjoyed our time here and would plan another getaway to FoCo just to stay at the Edwards House.

This place is gorgeous. Downtown is completely walkable. We were able to park in their lot with no problems and didn't have to drive anywhere. The breakfast was very hearty-- couldn't finish it all! They have coffee and drinks available all the time and are willing to help with whatever you need. The Sherwood room looks over the front of the property and has a whole wall of windows. Just beautiful!

My boyfriend and I celebrated our one year anniversary this past February 10, 2017. He surprised me with a room at the Edwards house and out of all of the hotels I've stayed at in my life this was one of the most amazing experiences I have ever had.

Edwards House offers a wonderful quiet elegance. From the moment you walk in the door to when you check out, staff are eager to meet guests' needs. Our king sized bed was more comfortable than possible.
Individual air conditioner controls ( in the main house) , 24/7 coffee and cold drink access, those amazing Mary's Mountain cookies, attention to detail . I think I saw housekeeping ironing the top sheets on the bed!
A couple of suggestions:
Wifi booster for more consistent signal.
Breakfasts are catered. I had requested vegetarian .
These were the morning options

Newly married! This was our first stop in the Denver/Fort Collins area after arriving to Colorado. We didn't know what to expect since we just booked the night before and didn't get a chance to look at the details, but boy were we happy we booked it! It's as gorgeous as the photos online. Super clean and we were greeted and checked in right away. We are staying in the Collins room which is in the house right behind it. I booked the fuller suite for my boyfriends birthday and we had a fantastic experience. The Edwards House and its beautiful accommodations really set the tone for our trip. Breakfast was delicious, service was stellar, the room was the absolute best place I've ever stayed. We could grab a soda or coffee whenever we were coming in and out of the house. I wish we could afford to stay longer!

We really had a wonderful time here. It was my boyfriend's birthday and we just stayed one night, but it was so delightful. It can get noisy at times because the doors are old and the walls are thin, so we could hear our neighbors clear as day (and when they came home wasted at 3am) but the building can't help that. The breakfast was wonderful and the rooms are just gorgeous. Would definitely visit again

Stayed in September 2014. This was my first stay at a B&B and exceeded all my expectations! The house was old and charming yet modern and chic. We stayed in the Avery Room which had a fireplace and heated bathroom floor (we didn't use this feature, but how cool!) The couple that ran the house were extremely friendly. Food was delicious, and they accommodated for vegetarians. The location was good and walkable to all things happening in Fort Collins. I would absolutely stay here again, and I recommend anyone traveling to Fort Collins to check this place out!

Thursday afternoon, I sat outside on the front porch of the Edwards House B&B and a Green Ride shuttle pulled up while I rocked back and forth in my chair. It took me a few long minutes to remember that I did not live there and that shuttle was there to bring me back to the airport. Bummer.

Fantastic experience from check-in through breakfast and check out.
In particular, I enjoyed the following:
- The setting is spectacular. Beautiful grounds, mature trees, an amazing winter scene (especially after a recent snowfall) and close proximity to the heart of Old Town.
- The accomodations are quaint, sufficient, and interesting. I liked the creaky floors, original woodwork, and simplicity of days past. Set your expectations appropriately however - you will hear your neighbor come home and know what TV channel he's watching in the morning. Its a B&B.

The house and grounds are both lovely, and my husband and I enjoyed being able to walk around the neighborhood and into old downtown.
Alas, I understand that it's a very old house, but dear lord is it ever creaky and squeaky! Don't plan on sleeping well if anyone comes in late, or makes use of the ground floor amenities at night.
My major complaint however was the breakfast...or lack of breakfast. Upon checking in we were told that the only time still available for breakfast was 8am.

Our Edward House experience was excellent! We are a young couple about 30 to put this into perspective.
We arrived late on a Friday night 11:00pm after a concert. We entered our door code that was sent to us via email and followed the detailed instructions on how to get to our room. We felt like we had to tip toe around, it was very quiet. Automatic lights turned on as we entered each room. There were envelopes laid out with breakfast instructions to fill out and our room key. We did a little exploring of the main floor and found a large bowl of M&M's in the reading and movie room along
