Certified Home Inspections has proudly served northwest Indiana and SW Michigan since 2003. Our company and licensed inspectors provide professional commercial and residential property inspections above and beyond typical industry standards. In addition to residential and commercial property inspections, our services include: Radon Mitigation and Testing, Infrared Thermal Imaging, WDI(pest) and Mold Inspections.
We started perfecting our craft by inspecting homes and properties in and around Valparaiso, IN. As word got out about our services and the quality of our work, we grew our service area. Residential Home and Property Inspections: 300-point inspections for residential properties including homes, houses, townhouses, condos, apartments, and farms as well as acreage.
Our residential home inspections require about 2-3 hours (more for older homes) and we would like to walk you through the property at the end of the inspection to answer your questions and physically point out all of the repairs to you. By walking you through we can show you where the water, gas and electrical cut-offs are located, as well as point out our findings to you.
Routine repairs and seasonal home maintenance are, understandably, sometimes overlooked by homeowners with busy lives. Repairs and maintenance items that are "out of sight and out of mind" can easily be forgotten by even the most diligent homeowner and can become costly, unexpected repairs down the road.
A contractors warranty inspection is a home inspection of a newly constructed home. This thorough inspection is performed 11 months after completion of the home, one month prior to the warranty expiring. Most general contractors offer their clients a home warranty that covers materials and workmanship for 1 to 2 years after completion of the home.

Not impressed. Got another inspector that came out for the same price becuase I was wanting two opinions and found some major differences. For one, I was told by Jim that he does not do estimates on items that need repaired. Really? Cause the other inspector I paid gave me numbers on everything. I was also not offered a walk through after the inspection and instead was just sent pictures. This left me having to call and ask the issues and how to fix it, which felt awkward. The other inspector actually did a full walkthrough and answered every question until I was satisfied. If this is the competition

Was having water in basement after heavy rains. I thought everything looked good but Certified came out and immediately suggested changing the grade around the 2 walls that was having the issues. He suggested 2 yards of clay/dirt mix. Changed the grade and no more water.

I have to say we called many companies at the start of covid -19 . Just about all of them said they would contact me back or I felt that the price was too high. I believe when I contacted Jim with nwihomeinsecttion he was with a client and asked if he could call me back. Which he did within an hour of great customer service, seeing I'm still waiting on your competitors to contact me. Home inspection went great for me and my dad of course dad had many questions about the home I was purchasing. Jim took the time to explain the pros and to cons to the property. However my dad asks Jim the same

Jim was responsive and gave me an accurate estimate. He arrived on time, was respectful of my home ( he brought pads for my floors and cleaned up after himself) and discussed the options for radon mitigation with me. Once we agreed on an option, he got the job done efficiently. At this point, I am a satisfied customer.

Jim made the process of a home inspection a piece of cake. He met us on site and walked us through what he found on his inspection. His digital inspection report was easy to comprehend in "regular" people language. He pointed out both the good details of the house and the few things that needed to be addressed and how they should be fixed. He was professional, knowledgeable and easy to talk to.
