Our management agreement has a repair limit of $300 for any repair. If the estimated cost exceeds $300, then we must get your approval to proceed. This applies only for non-emergencies. If there is an emergency repair, we will handle immediately based on our judgment and experience in order to protect your property from suffering any further damage and to prevent damage to the tenant's property or person.

I have had the opportunity now to work with both sides of MSM. First as a tenant, and now as a property owner utilizing their property management services. The staff is always amazing and helpful, their brokers are extremely knowledgeable of the area and market. MSM also uses many online services to make all processes easy for tenants and owners. I would highly suggest MSM to anyone looking for aid in renting or property management.

We were promised a working washing machine upon moving in, we've been living here for 6 months and the washing machine hasn't worked a single day. We have called countless times only to get answering machines, multiple repairmen have come out, only to leave with the washing machine still broken, terrible business, don't recommend at all.

Market South Management has been good, but the real difference & my reasoning for staying has been Tamara, the property manager! It’s very rare to find someone in that position who is truly kind, professional & caring of a tenants concerns.
She is quick to respond with a helpful answer anytime. If she isn’t sure, she finds out quickly & relays that answer back A.S.A.P. My window was broken due to a fight happening outside the apt. at 2am. I informed

I've rented about six different places in the savannah/ Pooler area and these people have done the best job. They were really responsive and took care of all my maintenance issues when I needed it. I'm actually looking for a new place and I'm hoping that Market South can find me a townhouse in Pooler or Bloomingdale.

I applied for a property through MSM. I received an email asking me to create a portal. Once I created the portal it told me to pay $725 by end of day to hold the house. I tried to reach out to to make sure I was approved but I could not get ahold of BETH the property manager. I paid the $725 to hold the house but after a week I still had not heard back from her. I left multiple messages with the receptionist and still no response. I finally decided to go with a different property management company as they were actually responsive and professional. I had an issue with a tenant that was in need of professional remediation. Beth D. and the Team at MSM took the time to investigate the issues at hand and utilize their professional knowledge in order to offer various solutions to consider. When all said and done the situation was resolved and a more quantified situation and qualified tenant is now in place. I would highly recommend professional management services no matter how large or small your portfolio may be ~ peace of mind and quality of time is money well spent.

If I could give them 0 stars, I would. I'v been dealing with the company for almost 2 years and they have been horrible since day 1. This company is full of incompetent people who never respond to calls emails or requests on time and if it's not convenient for them, they never respond at all. They find ways to sneak fees in and make it really hard to get out of a lease as they word contracts where they don't have actual end dates. We've taken pictures of things falling apart, AC unit not working, black mold in the house the day we moved in! We had to do a deep clean to move

I had MSM managing a home I owned in Savannah for the last 2 years. I've lost count of how many times I've been let down by them. I initially hired Parker K. to manage my property but he quickly moved off my account and replaced himself with someone named Karen W. That was only a few months after I chose to give my business to Parker. From then on it was a nightmare business relationship. Lackluster communication, poor customer service, disregard for urgency. I would give no stars if I could. This place is a joke. We lived in one of their homes for a year, then renewed our lease. In the 2nd lease, we were informed that the owner had decided to sell. We still had several months left on the lease, but found out that we now had 60 days to vacate. Fine, we found another house and moved out. You would think that would be it, but oh no. Kiley Shepherd is the last Prop Mgr. we had, and she is just in the wrong industry. She was horrible at communicating with us. She would go weeks or more and not return phone messages or emails. This is the worst company I have ever dealt with, and I don't mean just property management. It is overall the WORST company. We reported a plumbing and water issue in our rental property 2 weeks ago. We had over a week of plumbers calling and not showing up, calling and not showing up until someone came unexpectedly, put holes in the closet in my daughter's room and said there was standing water and mold and she couldn't sleep in her room. We have emailed and called our broker Leigh Ann several times with barely any response or just a bunch of excuses a week after this plumber

I rented my apartment in the Historic District of Savannah, across from St John the Baptist Cathedral. While living there, Parker Kornegay from MSM is hands down the best property manager I have ever interacted with. From finding me a home to helping me with problems that historic homes encounter, Parker was very professional and extremely attentive. He always responded (day/night) within 10 min of me reaching out whenever I had a problem, and I had plenty of opportunities to complain (the lock on the building broke, I lost AC in the summer and even had a leaky roof during the hurricane season

Stay away from this group owners and renters. They posted a property. I called and emailed every day for 5 days thinking ya know I'm interviewing you also and no way would I want to have this group managing anywhere I lived or managing anything I own. Incompetent at every level. I was completely interested in the property. Ironically an owner listed his place on the same street. Saw me within an hour. Leased it to me on the spot. Done. They deserve every one star they get. Trust me this long list of one stars nails how bad they are. Especially at communication. Good riddance.

Unfortunately, our experience with this company has been a negative one. As a homeowner, I expected to have good communication, a reliable property manager, and an overall responsible staff. This company never communicated back with us in a timely manner. Multiple property managers changed over the course of a few years and never contacted us to tell us this information. Ultimately, we switched companies and are now much happier.

Be prepared to deal with a company that does not care about you or your property. Things will be fixed, maybe,...if they feel like it. Reads your lease carefully because they are not required to fix hardly anything at all if it breaks. Or better yet you will be billed when major appliances break. I have never been late on rent in my three bedroom two bathroom house in downtown Savannah, I have given hundreds of dollars in free upgrades to the owners/MSM yet when my ac breaks this company sees nothing wrong with an airconditoner that needs replacing after its 13 years of service. Our experience with MSM has been good. We relocated here from out of state, and finding a house to rent was a nightmare with other companies in town - their listings were never up to date, they were taking multiple applications on properties, etc. MSM was polite, double-checked the status of properties I was interested in, and helped me get everything tracked through quickly while I was in town before the move.
