Greyhaven Realty Management has been managing residential properties in Chattanooga for 12 years and offers a full range of property management services.
There is a crucial difference between investment property and exotic financial instruments-it's real estate. Its market value may slip for a while when economic conditions are extraordinarily poor, but its value does not disappear. You can still see real estate, touch it, make use of it. If you take care of it, it will recover its value after temporary slumps.
Our fees and terms are carefully chosen to align your best interests and our best interests as closely as possible. Pay invoices related to the property. If collected funds and reserves for the property are insufficient to pay all necessary invoices, Greyhaven will contact the owner and the owner will provide enough additional funding so that all necessary invoices can be paid.
The better condition that a property is in, the better quality tenant it will attract. The carpets must be freshly and professionally cleaned and all debris and personal belongings removed from the house. There should be no items stored in the property, including attics, basements, storage areas, etc.
We accept online payments (via your tenant portal), personal checks, cashiers checks, money orders or credit card payments. If you plan to bring your rent payment to our office, we are located at 1007 Ashland Terrace, Suite 104B, Chattanooga, TN 37415. Office hours are 9 - 5; Monday - Friday. The rent is due on the 1st and late if not received by the 5th of the month.

We haven’t moved in yet (moving next week) and they have been so helpful. We looked for rentals through Greyhaven in December, we were unable to get the two we first looked at due to credit being low but they kept helping us until we were able to find one that was right for us. We really appreciated them helping us look at multiple properties. They’ve gone above and beyond (honestly) when it comes to keeping us updated and are quickly to respond! Would recommend highly!

Very Professional. Very detailed. They took care of my needs as promised. Responded past normal business hours and were straight forward. Simply No Bull. Might seem stringent on on requirements but can understand the responsibilities to the home owners they represent. I have no regrets of doing business with Greyhaven.

I Have only been renting through this company for two to three months. It was pleasant until things needed to be done. It started with a pest problem. I'm responsible for getting the pest removed due to negligence on the behalf of them/ property owners. It's a hole on the side of my house which is the reason the rodent got into my attic. But it's on me to get it taken care of. Also the people they send to clean the gutters literally took the leaves out of the gutters and threw them onto the bushes in my yard and onto my porch. I know someone who cleans gutters, that is not how it is to be done

Where do I even begin... We moved in in the middle of winter. We moved across the country and when we arrived, the property had no water or electric/HVAC. It was 50 degrees in the house and their was no running water even though it was in our lease that it would be supplied for several days. The house was a disaster and the drawers and literally everything in the house didn't work. Drawers fall out of the cabinets, giant holes that were hidden during inspection, construction debris EVERYWHERE. When I called the office their response was "you should have done a better inspection."

I wish I had researched Grayhaven before living in their house for 4 years and then being charged $$$ to paint it when we moved out because in comparison to the brand new move in paint, it looked “beyond reasonable wear and tare”. The contract I signed said we’d pay if it was beyond reason so they made up their own scenario that worked in their favor. This was Even though the paint guy himself said it just looked like we lived in it for 4 years and even though the inspectors exit report described it as “needing touch ups”. They will get you. Try not to live in a house managed by them

Went to look at apartment on Courage way. Apartment needed a lot of work. Carpets were dirty and there was a hole in the ceiling (an actual hole). Horrible!!! And they were asking $895 a month for this? Then it changed to $995 a month. Applied and never heard back.
Don’t rent from them unless you have money to throw away and get nothing back. Not professional at all!!!!!

This is the worse management company I’ve ever rented from. The lady Jamie, who I spoke to was very unprofessional, belittling, rude and have no form of decency in her. I would think they would have someone to work with tenants who have some type of decorum but she has NONE. They are representatives of home owners and I’m sure if the owner knew that they barely every inspected the home, canceled maintenance request, etc, that they would have moved their business elsewhere. We were paying tenants who always paid consistently and were talked to like we were beneath them. Don’t do your business

Update on my review.....if I could give a negative star it would probably be a negative 8 since I still have not heard back from them about my rental application.

They took my money and did not even have the common courtesy to let me know via email, call or text that I did not get the apartment.

NEVER RENT FROM THESE PEOPLE!!!

I have rented from here for the past year. They are great. They are very professional and always very quickly to do any repairs. Within hours I would get a response and usually next day fix. I would recommend renting from Greyhaven. I have not moved out but I have gave my notice and seems painless thus far.

I've personally have had a great experience with Greyhaven Realty and Management. They manage two of my single-family houses. My property manager there is Jaime Jackson and though we've only worked together for close to a year, I can't recommend her enough. I feel she is very communicative, straightforward, responsive to any all issues that have come up.If anyone asked me who I would recommend in Chattanooga it would be Greyhaven. Period. When I bought my properties, I used Kim Snyder as my agent at Greyhaven. She knows her stuff, not only about houses, neighborhoods, but understands the rental

There were multiple people involved in one transaction and not one of them gave the same information regarding the process. After asking to be refunded and cancel the transaction my account was still charged. After disputing the charge with my credit card company and receiving the refund they again charged my card two months later. After contacting the owner of the company I was able to get refunded again. The owner stated she did not authorize a second charge. Anyone applying online with an application should read the terms and conditions completely, when there is a third party facilitating charges

I had a very similar experience to the other 2 reviews listed. My roommate and I toured a house with Marla and immediately payed the application fees and applied for the house. Afterwards Marla never responded to any of my fathers emails who was my co-signed after he sent all his documents in. I highly recommend to NOT do business with this company.

DO NOT DO BUSINESS WITH THIS COMPANY! The start of my experience with them was sour. I spent a week trying to get into contact with Marla about my application which was perfect but she just kept finding new hoops to jump through. The house seemed fine when we looked at it, once we started moving in we noticed the place smelled like cat pee. Our water bill was astronomically high because of all of the leaks we weren't aware of until we moved in, we made multiple maitenance requests to try to fix this and it never got solved. They totally ripped us off with our deposit, claiming a bunch of light

I would highly recommend against using this company to rent from. My son and his friend were in the process of renting their first home. They provided all documentation needed in order to be approved. Every time they would follow up, Greyhaven would give excuses as to why they haven't made a decision and kept putting them off. No phone calls or emails were returned and any time they called the office to speak to someone, they were told they were unavailable. This went on for about 4 weeks. When they finally got the property manager involved directly to handle it, they were told they had rented

Beware! Stay away from this company unless you want to be ripped off! Go to any other company to find a rental property BUT HERE! My daughter put a deposit down to hold a property while they ran her application, the fine print says that the deposit is not refundable unless they deny you approval. So they claimed verbal approval was given over the phone based on receiving a fax from my daughter showing income. Six days later my daughter called and informed them that the income she expected would not be counted and do they still approve her. They refuse to deny or approve her application in writing
