I was purchasing a turn-key home and called for an inspection. Even tho the house seemed "perfect" I wanted to be sure there was no underling issues my eye could not see. After moving in I discovered several electrical issues. Including insufficient circuit brakers and outlets not working. Additionally the master shower tiles were visibly not installed correctly and the shower floor is not pitched correctly, leaving the shower unable to drain. These types of things are what I hired an inspector for. I have reached out to Joe and my emails have remained unanswered. Next review will be with the BBB

He works with the realtor!! I had called for rain gutter estimates and 3 different companies came out and said they can't sell them to me the facscia are no good. Need to call a roofer? They all said the same thing didn't you have a inspection? Now I am getting a Attorney

This man was only interested in flirting with my realtor and not engaged properly in inspecting my property. He failed to produce the inspection report after numerous requests - finally did after 2 weeks passed and prodding by realtors. He overcharged my credit card by $175.00. After moving in, I discovered nothing in this place was permitted and as a result of his failure to annotate this major issue, need to completely rip out master bathroom shower and redo as it doesn't drain properly (puddling and dry rot as pan was not installed properly with waterproof material and towards drain). Higgins home inspection was a great overall experience. They performed a detailed inspection and walked me through the entire process. After completion provided a detailed inspection report with their professional analysis accompanied by pictures.
